Berner Polska signs lease at 7R Hub Nowa Huta in Kraków.

Berner Polska signs lease at 7R Hub Nowa Huta in Kraków. Berner Polska Sp. z o.o. has signed a long-term lease for approximately 6,500 sqm of warehouse space at 7R Hub Nowa Huta, a logistics and technology park under development in Kraków. The company, a Polish subsidiary of the Berner Group, a family-owned B2B supplier of maintenance products operating in 21 European countries, plans to relocate its logistics operations from its existing distribution centre in Skawina to Building H1 at the new park in the fourth quarter of 2027. Building H1 will ultimately offer around 42,000 sqm of space. Cushman & Wakefield advised Berner Polska on the location selection. "Berner Polska's new warehouse in Nowa Huta is part of the Berner Group's long-term strategy to optimise supply chains across the organisation, shorten delivery times, and improve product availability throughout Europe," said Andrzej Wasiak, CEO of Berner Polska Sp. z o.o. "The facility will become an important part of Berner's logistics infrastructure, particularly for chemical products. The building will meet environmental and safety standards, while its operations will be supported by modern warehousing solutions and advanced IT systems." "Kraków's warehouse and industrial market has one of the lowest vacancy rates in Poland, which for years has led some companies to seek opportunities for expansion outside the city. Today efficient distribution operations involve a broad range of activities that benefit from being located close to a major consumer market," said Aurelia Rachtan, Leasing & Development Director for the Central-South Region at 7R. Mariusz Świętoń, Technical Development Manager at 7R, added: "We will create an environment that supports the tenant in optimising logistics processes and controlling operating costs, through solutions such as carefully planned warehouse zones and building management systems." "One of the key challenges was to identify a safe location suitable for storing Berner products, taking into account both the specific nature of the company's operations and its surrounding environment," said Konrad Jacewicz, Associate, Industrial & Logistics Agency at Cushman & Wakefield. "Despite the very high technical and operational requirements, we were also able to negotiate competitive lease terms for our client." 7R Hub Nowa Huta is being developed within the Ruszcza Logistics and Industrial Centre, close to National Road 79 and the planned S7 expressway interchange. Once fully developed, the park will comprise buildings totalling around 230,000 sqm. The project will incorporate photovoltaic installations, air-source heat pumps, heat recovery units and a building management system, and is targeting BREEAM Excellent certification. The first phase is scheduled for completion in the second quarter of 2027.

Proxity offers 5,523 sqm logistics hub for lease in Porto.

Proxity offers 5,523 sqm logistics hub for lease in Porto. The asset in Vila do Conde comprises 4,823 square metres of warehouse space, 700 square metres of offices and 12 loading docks. Proxity has brought a 5,523 sqm logistics hub in Vilar do Pinheiro, Vila do Conde, to the leasing market, appointing Cushman & Wakefield to market the asset on its behalf. Located in the Maia Industrial Zone, close to Francisco Sá Carneiro Airport and the region's main road connections, the property comprises 4,823 sqm of warehouse space and 700 sqm of offices, with a clear height of more than eight metres. The logistics hub is equipped with 12 loading docks, including 10 hydraulic docks, as well as a ramp and a side-loading gate. It also includes staff areas, changing rooms, a canteen, meeting rooms, security facilities and parking for both heavy and light vehicles. The property is being marketed against a backdrop of sustained demand for industrial and logistics space in Portugal, while the availability of high-quality assets remains limited. According to Cushman & Wakefield's Market Focus Portugal 2026, demand continues to outstrip supply, driven by occupiers' preference for modern and efficient facilities capable of supporting increasingly automated operations. "The entry of this asset into the market, in one of the most dynamic areas of Greater Porto, comes in response to the high demand and limited availability of qualified supply in this segment. Located within an established logistics cluster, the project benefits from modern infrastructure and a strategic location, with proximity to the airport and direct access to the main road networks", said Mário Jacob, Head of Cushman & Wakefield's Porto office.
