Requirements
  • At least 5 years of progressive sales experience.
  • A high school diploma or GED.
  • At least 2 years of experience in a similar position.
  • An active, in-good-standing professional Real Estate License where mandated by law.
  • Availability to work a fluctuating schedule that may include days, nights, weekends, and holidays.
  • Proficiency in reading, writing, and communicating verbally in English; an additional language may be required in certain locations.
  • Ability to move, lift, carry, push, pull, and place objects weighing up to 10 pounds without assistance; reach overhead and below the knees; bend, twist, pull, stoop; and stand, sit, or walk for extended periods or an entire work shift.
  • Ability to work indoors and outdoors and use computers, telephones, and other office equipment.
  • Ability to understand and follow state and federal regulations governing sales and marketing activities, including Do Not Call Lists, state registrations, and exemptions.
  • Completion of appropriate safety training and certifications required for assigned work tasks.
Responsibilities
  • Supervise the daily operational aspects of the Sales Gallery Floor and Sales Center.
  • Monitor product inventory and ensure Sales Executives understand available portfolio inventory and applicable sales methods, including financing.
  • Develop, maintain, and enhance a Culture of Excellence throughout the Sales Gallery and Sales Center operation.
  • Support development of self-generated business by working with the existing customer base and local community.
  • Evaluate and analyze the site and sales team book of business to generate sales and referrals and track escrows.
  • Create and monitor the process for assigning Sales Executives to prospective owners and members.
  • Close sales as appropriate and serve as the second customer-facing representative.
  • Manage sales-floor tour flow to support efficient presentations and purchase deliberations.
  • Provide guests with information about vacation ownership, seasonal travel, and financing options.
  • Review and approve sale documentation; close deals through signing and notarizing contracts.
  • Handle tour-wave overflow and support presentation and ratification of contracts to new owners.
  • Greet guests and introduce them to the front desk and Sales Executives.
  • Provide Sales Executives with materials needed for daily activities, including brochures, vacation planners, and computers.
  • Conduct or contribute materials to daily huddles and lineups.
  • Conduct or participate in sales management meetings, review performance, and create action plans.
  • Mediate, counsel, and resolve issues involving subordinates or colleagues.
  • Promote a positive work environment and recognize individual and team accomplishments.
  • Manage the guest experience and protect brand integrity by ensuring associates represent the company ethically and professionally.
  • Determine when issue escalation is required.
  • Respond to customer questions, complaints, and concerns and develop plans to mitigate recurring issues.
  • Communicate with customers about escalated issues and respond to cancellations with customer callbacks.
  • Coordinate with Quality Assurance and New Owner Administration/Contracts to relay information and issues to the sales line.
  • Manage onboarding and verify new Sales Executives’ proficiency before placing them into rotation.
  • Provide real-time coaching and consultation on sales-closing approaches.
  • Conduct one-on-one coaching meetings and provide feedback to Sales Executives.
  • Conduct performance reviews covering sales goals, progress, and required actions.
  • Plan, roll out, and monitor incentive programs such as SPIFs.
  • Facilitate training and feedback sessions for new hires and deliver training to the sales workforce.
  • Address employee concerns, workplace conflicts, and performance issues.
  • Maintain a presence on the sales floor as a resource for Sales Executives.
  • Supervise and monitor sales presentations for conformity with content and collateral standards.
  • Accompany Sales Executives on ride-alongs to identify performance-feedback opportunities.
  • Diagnose underperformance and initiate corrective action when appropriate.
  • Manage associate performance and develop performance plans for associates below expectations, including progressive discipline.
  • Present or attend in-house seminars.
  • Support recruiting and hiring by participating in recruiting activities and interviewing Sales Executive candidates.
  • Coach Sales Executives on customer communication, including telephone behavior and email.
  • Develop scripts for Sales Executives’ sales presentations and continuously improve their presentations.
  • Report work-related accidents, injuries, illnesses, unsafe procedures, and unsafe conditions.
  • Follow company, department, property, and emergency safety and security procedures.
  • Perform other duties as assigned.
