Requirements
- At least 5 years of experience in commercial real estate financial analysis, underwriting, leasing, and/or operations management, primarily involving office real estate products.
- Working knowledge of the acquisition and disposition cycle and proficiency in Argus.
- Ability to identify issues quickly through attention to detail and critical-thinking skills.
- Negotiation skills and experience managing third-party service providers to achieve results.
- Ability to work as part of a team and handle responsibilities outside the specific role when necessary.
- Proficiency with Microsoft Office products, including Word, Excel, and Outlook.
- Must pass a background screening before employment begins.
Responsibilities
- Ensure financial return thresholds are achieved for each fund and/or individual real estate investment through strategic direction of revenue, expenses, and capital expenditures.
- Create revenue guidance with the Director of Asset Management, understand capital requirements and funding sources, validate each tenant’s creditworthiness, and escalate items within appropriate parameters and timeframes.
- Lead the onboarding and transition of developments and acquisitions to the asset management platform, and manage liquidation and offboarding processes at fund or asset-strategy maturity.
- Update and validate financial models according to underwriting parameters to support investment performance, forecasting, and sensitivity analysis.
- Collaborate directly with Property Management and Accounting teams to ensure the success of each business plan.
- Approve financial reporting packages for investors and lending partners, ensuring accuracy and validity within required timeframes.
- Maintain and update lender draw-request documentation and promptly compile data packets required for approval and submission.
- Lead and source effective debt placement at maturity or when necessary to improve the financial strength of each fund and/or asset.
- Contribute as a team member to the health of the organization and perform other assigned duties.
