About the company

URBN operates a global portfolio of lifestyle brands, including Urban Outfitters, Anthropologie, Free People, Nuuly, Terrain, and Vetri Family, each serving a different customer niche with clothing, accessories, home goods, and experiences. Its brands run physical stores and online shops, while Nuuly offers a clothing rental subscription and Terrain focuses on garden and home products; Vetri Family runs restaurant concepts. This multi-brand approach lets URBN reach diverse shoppers under one umbrella instead of relying on a single brand. Its goal is to build long-term value by growing defined brands, expanding into related product areas, and exploring services like rental to support a circular economy.

Urban Outfitters closes 6 stores, opens 23 as it reshapes retail footprint

Urban Outfitters closed six company-owned stores in the six months ended 31 July 2026, including five in North America and one in Europe. The closures affected various brands in its portfolio, including Anthropologie, FP Movement, Urban Outfitters and Menus Venues. The company expects to close approximately 18 stores during fiscal year 2027 whilst opening around 54 new locations. The strategy focuses on selective adjustment rather than shrinking its physical footprint, with new stores featuring a refreshed concept designed for Gen Z shoppers. Urban Outfitters reported its eighth consecutive quarter of record sales and profits in its second quarter of fiscal 2027. Anthropologie delivers 5% revenue growth with beauty leading the way.

Anthropologie delivers 5% revenue growth with beauty leading the way. The quarter also marked Anthropologie's 15th consecutive quarter with a double-digit operating income rate, driven by strong apparel and accessories performance. Published: Aug 30, 2026 12:41 PM Anthropologie Group delivered a 3% retail segment comparable sales increase in the second quarter of URBN's fiscal 2027, extending its positive comp streak to 22 consecutive quarters. Total revenue rose 5% to $634.5 million, supported by apparel and accessories performance, new store growth and high single digit comparable sales growth in beauty. The quarter also marked Anthropologie's 15th consecutive quarter with a double digit operating income rate. The result came as URBN reported record second quarter sales and profit performance, with total company net sales reaching $1.7 billion, up 10% year over year. Apparel and Beauty Drive Momentum Anthropologie's apparel and accessories business delivered positive comparable sales during the quarter, led by dresses, bottoms and shoes. These categories supported the retailer as it shifted from summer product into early autumn deliveries. Dresses remain a key category for the brand, supporting occasionwear, seasonal styling and wardrobe refreshes. Strength in bottoms and shoes also points to demand across full-outfit purchases rather than one specific product category. Beauty was another standout, delivering high single-digit comparable sales growth. The result reinforces the category's growing role within Anthropologie's wider offering. Beauty gives the retailer a way to increase product discovery, support more frequent purchases and complement its fashion and home ranges. The multi-category model creates several ways for customers to engage with the brand... Members-only article Unlock the rest of this story. Choosing the Greater Philadelphia region for business expansion.

Choosing the Greater Philadelphia region for business expansion. For companies planning their next move, business expansion in the Greater Philadelphia region involves far more than selecting a new location. Fortunately, practical support for relocation, market entry, and long-term growth is available at every stage of the decision. The Greater Philadelphia Growth Partnership and regional economic development partners all provide businesses with valuable resources, helping organizations evaluate opportunities and turn them into workable plans. Reaching markets at any size. Expansion teams comparing East Coast markets typically measure three key areas: reach, labor, and cost. A single day's drive from the Greater Philadelphia region covers 40% of the U.S. population, and two-hour flights put more than 60% of the American market within range. A position on the Northeast Corridor adds direct rail to New York and Washington, with I-95 and I-76 running through the region. Three shipping ports along the Delaware River move freight in and out, and PhilaPort ranks as the largest refrigerated port in the country. Additionally, the region holds a workforce of 3.3 million, with more than 100 colleges and universities feeding it and 54% of local graduates staying to launch their careers. Cost is where the Greater Philadelphia region stands out from larger peer markets. Among the ten largest U.S. metros, it offers the lowest office rents, and among the largest Northeast metros, the lowest industrial rents. Early-stage and growing businesses benefit from the same networks and ecosystem connections. Founders enter the country's fifth-largest venture capital market. Regional partners help them find suppliers, read local demand, identify growth opportunities, and build visibility with new customers. Choosing the region at scale. Regional partners support corporate site selection in the Greater Philadelphia region, along with stakeholder coordination, incentives, real estate, and long-term growth planning. As a useful case study, TerraPower Isotopes evaluated more than 350 sites before choosing South Philadelphia's Bellwether District for a $450 million radioisotope facility. Across that evaluation, the Partnership connected it to academic institutions, health systems, workforce partners, and utilities throughout the region's nuclear medicine ecosystem. The Commonwealth of Pennsylvania contributed a $10 million package toward the project, which is expected to create 225 full-time jobs over three years. The same district drew DrinkPAK a year earlier as its first anchor tenant, investing $350 million in a 1.4 million-square-foot facility. At the nearby Navy Yard, URBN is investing $150 million to add 450 positions at its headquarters and 600 at a new Nuuly facility in Bucks County. Hanwha has committed $5 billion to the Philly Shipyard, where the company plans to hire up to 10,000 people. The Greater Philadelphia region runs through two neighboring states, giving local businesses access to even more incentives and resources. Pennsylvania, New Jersey, and Delaware each have their own economic development programs, allowing organizations to weigh Keystone Opportunity Zones and PA SITES grants against NJEDA financing or Delaware's tax incentives without leaving the labor market. Turning interest into action. The Greater Philadelphia Growth Partnership and public-private partners operate a concierge model that runs from first inquiry through site selection and setup. This means companies don't have to work through relocation or expansion decisions alone. The team opens direct lines to the City of Philadelphia's Department of Commerce, the Commonwealth of Pennsylvania, and regional stakeholders, then backs those introductions with labor benchmarking, incentive strategy, and neighborhood tours built around operating needs. Companies running early or confidential searches can get started with the Select Greater Philadelphia property search tool, which maps available sites across the region. For custom guidance built around unique growth goals and operating requirements, startups, corporate leaders, and site selection professionals should contact the Greater Philadelphia Growth Partnership team to start a conversation. Frequently asked questions. What business expansion services can companies access in the Greater Philadelphia region? Companies pursuing business expansion in the Greater Philadelphia region receive site selection guidance, tailored research, and access to incentives across Pennsylvania, New Jersey, and Delaware. This structure allows a company to potentially place headquarters, manufacturing, and distribution across three states, drawing on one 3.3 million-worker labor market. What does the market-entry process look like for a company new to the region? Market entry typically begins with the Select Greater Philadelphia property search tool or a direct inquiry to Select Greater Philadelphia. The team then benchmarks labor and costs, arranges neighborhood tours, and introduces companies to the City of Philadelphia's Department of Commerce, the Commonwealth of Pennsylvania, developers, and permitting agencies. What support is available for startups and early-stage companies in the Greater Philadelphia region? Early-stage companies plug into the Greater Philadelphia startup ecosystem through venture capital networks in the nation's fifth-largest VC region, plus incubator and lab space at Pennovation Works and uCity Square. Select Greater Philadelphia and the Partnership connect founders to suppliers, customers, and university talent pipelines.
