Requirements
  • An Associate’s degree is required.
  • Universal HVAC certification is required.
  • At least 3 years of supervisory experience in a maintenance, plant operations, or construction-related field is required.
  • Additional technical certifications or licenses are preferred.
  • Ability to read and analyze blueprints, diagrams, and complex instruction or maintenance manuals is required.
Responsibilities
  • Plan, organize, develop, implement, and direct the maintenance department and its programs and activities.
  • Perform the majority of repair and replacement work for systems and equipment internally as a hands-on manager.
  • Manage and oversee capital projects to ensure timely completion and compliance with safety and state and federal regulations.
  • Serve as liaison to contractors, vendors, and the corporate office.
  • Identify and recommend capital needs to the Executive Director.
  • Prepare and maintain the department budget.
  • Direct and oversee safety, security, and fire protection and prevention programs in accordance with company policy and applicable state, federal, county, and Occupational Safety and Health Administration regulations.
  • Oversee preventive maintenance functions for the community and assign personnel to complete tasks in a timely manner.
  • Direct and oversee the campus transportation program, including scheduling, vehicle maintenance, and supervision of personnel.
  • Develop, maintain, and implement universal precautions and waste disposal policies and procedures to maintain a sanitary environment and ensure that aseptic and isolation techniques are followed by department associates.
  • Monitor and manage community construction projects through completion as needed.
  • Represent the community at meetings and in processes with local officials and governing agencies.
  • Track project budgets and maintain project files.
  • Review payment applications, change orders, and invoices as needed.
  • Anticipate and expedite requests for input in design and construction.
  • Review plans and specifications before the bidding process.
  • Review submittals of project components.
  • Coordinate and assist in procuring furniture, fixtures, and equipment as needed.
  • Comply with all policies and procedures and updates.
  • Perform other duties as assigned.
