Requirements
  • A bachelor's degree in Engineering or Construction Management, or an equivalent combination of education and experience.
  • 10-15 years of experience leading $50M-$100M+ construction projects.
  • Proven experience managing or supporting mechanical, electrical, and plumbing scopes within data center projects is required.
  • OSHA 30-hour certification.
  • STS-C certification.
  • First Aid, CPR, AED, and Stop the Bleed training.
  • Strong technical and communication skills.
  • Excellent organizational skills.
  • Excellent problem-solving skills and ability to adapt to changing needs.
  • Ability to participate in sales processes, interviews, and presentations.
  • Ability to work in a team environment.
  • Proficiency in Microsoft Office and other industry-standard construction software tools.
  • Construction-document and drawing literacy, with knowledge of all phases of construction.
  • Experience and proficiency in all divisions of work, methods, materials, scheduling, and cost control.
  • Familiarity with the Pull Planning Process.
  • Strong knowledge of construction safety processes and the ability to enforce the project safety plan.
  • Ability to create an environment where safety is the culture and all tradespeople work with an incident- and injury-free attitude.
  • Experience supervising a project team.
Responsibilities
  • Direct the day-to-day coordination of Gilbane's trade contractors and their subcontractors to ensure high-quality work that meets the approved project schedule.
  • Manage the project budget for general conditions and site services.
  • Develop, document, and communicate the work plan regarding changes made in the field.
  • Maintain a thorough understanding of contract documents to proactively anticipate potential problems.
  • Obtain or verify that subcontractors obtain all necessary construction permits.
  • Act as the primary safety representative in the field and enforce safety compliance with all trades.
  • Develop safety strategies and drive safety culture across all project personnel.
  • Conduct maintenance and planning of workarounds, shutdowns, and tie-ins.
  • Establish credibility among owners, trade contractors, unions, and other project partners by maintaining a fair and trustworthy environment.
  • Resolve jurisdictional disputes with support from the Senior General Superintendent or Construction Executive.
  • Lead contractor meetings regularly.
  • Maintain daily reports and documentation using software tools.
  • Create, manage, and update the project schedule, including creating and implementing contingency plans when necessary.
  • Communicate schedule status, updates, and changes to the project team and trade contractors.
  • Plan, coordinate, and manage jobsite logistics.
  • Develop the Quality in Construction plan in partnership with the Operations Excellence team, oversee the plan, and implement necessary changes.
  • Manage Next150/Site Services material and crew needs.
  • Train direct-report Field Engineers and Superintendents on project needs, construction knowledge, and business acumen.
  • Assist with development, preplanning, and preconstruction/construction to write scopes of work and participate in buyout.
  • Administer Time and Materials tracking.
  • Lead stretch and flex, daily huddles, and pre-task plans.
  • Engage in the community and grow and foster relationships in the local market.
  • Collaborate closely with business development to ensure seamless integration with sales strategies, including performance metrics on assigned projects, pursuits, and client deliverables.
  • Participate in opportunities to strengthen client, partner, and industry relationships that position Gilbane as the Builder of Choice.
  • Train direct reports on processes, procedures, and completion of daily tasks.
  • Manage the workload and performance of direct reports, ensuring alignment with overall company standards.
  • Foster a positive and inclusive work environment to motivate and engage team members.
  • Aid in communicating company and department strategy to direct reports.
  • Assist with tasks typically assigned to more junior positions.

Gilbane, WKU Partner for Campus Revamp

Gilbane, WKU partner for campus revamp. The partnership's first phase includes the development of a new 980-bed student community. Gilbane has formed a public-private partnership with the Western Kentucky University to transform the institution's campus in Bowling Green, Ky. The school's board approved a predevelopment agreement for the first phase of the project. Phase One will consist of replacing two of the oldest residence halls at the campus, namely Poland and Douglas Keen Halls. The buildings will make room for a 980-bed property that will feature private and semi-private suites. Common-area amenities will include community kitchens, collaborative lounges and study spaces aimed at supporting student engagement and aligning with current development trends in student housing. This phase initiates a multi-year master plan to upgrade WKU's housing system. Upcoming phases will target renovations to existing residence halls while taking into consideration new living-learning models. The agreement represents more than $300 million in campus housing investments, including the construction of the new hall and defeasance of Student Life Foundation debt, as well as repairs and improvements across the current portfolio. The project is slated to return to the WKU board for final approval and financial close in the first half of next year. In the meantime, the partnership is working on its design and planning. Gilbane's recent student housing deals. Over the past decades, Gilbane developed north of 55,000 student housing beds across more than 30 universities. This year, the company formed public-private partnerships with Palm Beach Atlantic University and the University of Rhode Island and will deliver thousands of new beds and a range of student-focused amenities to both campuses. In November, the firm reached the financial close of the partnership with the University of Rhode Island. The company will develop two on-campus student housing communities and reconstruct a third. The first residence hall is set to open in the fall of 2027 at the earliest. Earlier this year, a joint venture between Gilbane and CBRE Investment Management obtained construction financing for Zaya, a 352-unit, 702-bed project in Gainesville, Fla. The development is already underway, rising within walking distance of the University of Florida.
