Requirements
  • A minimum of 10 years of property management experience, including direct experience managing a large-scale, high-rise community.
  • Fluency in multi-association governance, including managing relationships across multiple Boards of Directors and commercial component owners.
  • Experience overseeing complex, multi-system engineering programs in a high-rise setting.
  • Ability to attend evening Board meetings as needed.
  • Exceptional leadership, communication, and problem-solving skills, with a polished, guest-service orientation.
  • Ability to build and maintain client and resident relationships with the warmth and professionalism of a luxury hotel host.
  • Proven ability to lead teams, manage multiple priorities, and drive results.
  • Skill in developing and executing plans to achieve community objectives.
  • Ethical conduct and adherence to company values.
  • Proficiency in property management software and Microsoft Office Suite.
  • Strong knowledge of budgeting, audits, reserve studies, and financial reporting.
  • A bachelor's degree.
  • A CMCA designation, or the ability to obtain it within six months of employment.
  • A Fire Safety Director certification, or the ability to obtain one as required by local fire code.
Responsibilities
  • Lead the daily operations of Millennium Tower, including its residential, commercial, hospitality, and club operations.
  • Supervise, mentor, and develop on-site staff across concierge, front desk, valet, housekeeping, club services, security, and building engineering.
  • Ensure team adherence to company policies, procedures, and five-star hotel-caliber service standards.
  • Coordinate staffing and scheduling to ensure seamless 24/7 tower coverage.
  • Serve as the primary liaison among association Boards of Directors, residents, commercial stakeholders, and the property management company.
  • Attend Board meetings, prepare management reports, and provide strategic recommendations.
  • Address and resolve resident concerns promptly and professionally.
  • Maintain governance across multiple association boards and commercial stakeholders.
  • Oversee day-to-day high-rise operations, including lobby and concierge services, valet, amenity spaces, elevators, and building systems.
  • Develop and implement operational plans, budgets, and policies.
  • Ensure compliance with local, state, and federal regulations, building codes, life-safety requirements, and company policies.
  • Direct the engineering program covering mechanical, electrical, plumbing, fire and life safety, and vertical transportation systems.
  • Develop and maintain the emergency action plan, fire evacuation procedures, and life-safety compliance.
  • Oversee liquor licensing and health-code compliance for the club bar and restaurant.
  • Prepare and manage the annual operating budget in collaboration with multiple association Boards of Directors.
  • Lead capital planning and reserve-funded improvement projects, including contractor bidding, project oversight, and multi-year planning.
  • Oversee the property insurance program and coordination across multiple association boards.
  • Monitor financial performance, income, expenses, and reserve funding, and provide stakeholder updates.
  • Approve invoices and ensure timely payment processing.
  • Negotiate and manage vendor contracts for concierge, valet, housekeeping, and hospitality service partners.
  • Conduct vendor performance evaluations and recommend improvements.
  • Oversee vendor and service relationships supporting the club bar and restaurant.
  • Curate resident events, club activations, and community engagement initiatives.
  • Provide resident updates through newsletters, email, and other communication channels.
  • Identify opportunities to enhance amenities, services, and resident experience.
  • Lead long-term planning efforts with the Board of Directors.
