Requirements
  • Progressive employment history demonstrating increasing accountability and responsibility in property management and residential multifamily housing operations.
  • Knowledge and skills in sales, customer service, revenue and expense management, and financial business plans.
  • Ability to read, write, and communicate effectively to complete business plans, financial documents, and legal documents and to communicate property strategies and performance with clients and property owners.
  • Mathematical skills to perform calculations and complete financial records, budgets, and fiscal reports.
  • Senior-level experience leading and managing others, including interviewing, onboarding, directing, evaluating performance, and making talent management decisions.
  • Ability to use internet, word-processing, spreadsheet, and database-management programs for required reports and employment documents.
  • Proficiency in property-management software.
  • Ability to meet attendance, punctuality, physical-access, lifting, and other physical requirements of the position.
  • Ability to work on-site, work additional weekend or after-hours tasks, and travel for business purposes.
Responsibilities
  • Maintain the physical asset and maximize financial returns in accordance with the owner's objectives.
  • Direct and coordinate activities that motivate and cultivate the on-site team and meet or exceed industry standards.
  • Work with on-site team members to prioritize solutions and create frameworks that drive journey metrics.
  • Understand operational issues and opportunities and solve them through innovative solutions.
  • Engage residents, prospective residents, associates, and stakeholders to understand needs and lead according to company culture.
  • Create and maintain sequenced plans to launch projects successfully.
  • Lead cross-functional teams through change programs and projects using frameworks and influence modeling to drive awareness and outcomes.
  • Participate in industry associations, groups, and community activities that support professional development and business goals.
  • Supervise and mentor the property on-site team by communicating goals through one-on-one mentoring and daily team huddles.
  • Hire, onboard, train, and manage team-member performance in accordance with company policies, values, and business practices.
  • Manage client and owner relationships through meetings, property tours, performance updates, and responses to owner requests.
  • Provide input into property budgets by analyzing financial statements, marketing information, and operational reports.
  • Set rent rates, ensure rents and fees are collected and posted timely, complete bank deposits, and prepare and review monthly financial reports.
  • Approve and submit vendor, contractor, and service-provider invoices by reconciling work, verifying insurance certificates, coding charges, and coordinating communications.
  • Analyze market and economic trends and implement marketing and leasing strategies to achieve occupancy and revenue goals.
  • Promote resident satisfaction and retention by responding to questions, grievances, and requests and resolving service issues.
  • Ensure maintenance team members meet company standards for responding to and completing resident service requests.
  • Conduct property inspections and take action to ensure property grounds, buildings, and amenities meet safety, cleanliness, appearance, and appeal standards.
  • Complete accounting, financial, administrative, and other reports.
  • Enforce lease policies through apartment inspections, proper notices, eviction procedures, and collection of late fees and other allowable charges.
