Requirements
  • Previous supervisory experience in property management or a related field, generally three to five years.
  • Computer software experience including Microsoft Word, Microsoft Excel, Microsoft Outlook, and Yardi.
  • Advanced understanding of landlord-tenant laws and applications, Michigan leases and addendums, Fair Housing and Americans with Disabilities Act regulations and applications, and Occupational Safety and Health Administration and Environmental Protection Agency requirements for the property management industry.
  • Understanding of sales and marketing concepts and the ability to develop, implement, and evaluate marketing plans.
  • Excellent written and verbal communication skills and the ability to communicate effectively with residents, employees, peers, vendors, and owners.

Responsibilities
  • Analyze and interpret statements and budget variances from each property.
  • Develop ways to maximize budgeted income and occupancy while controlling expenditures.
  • Review and approve expenditures between $500 and $3,000.
  • Interpret, analyze, and submit property budgets for approval.
  • Communicate and monitor progress toward achieving owners' financial objectives.
  • Review and assist managers in evaluating marketing plans.
  • Collect and review monthly marketing surveys from managers.
  • Develop and implement short- and long-term rent programs and adjustments.
  • Review and approve rental-rate adjustments that conflict with budgeting objectives.
  • Recommend improvements to property image that promote adherence to the company's mission, vision, and values.
  • Review marketing strategies to ensure maximum return on investment.
  • Support ongoing training and provide consistent feedback.
  • Initiate corrective action up to and including termination in compliance with company policy and procedure.
  • Recruit, hire, and develop associates who support the company mission and provide high levels of customer service.
  • Hold periodic group meetings with teams.
  • Review and adjust compensation according to company guidelines.
  • Conduct timely salary and performance reviews.
  • Act as a communication liaison between upper management and on-site personnel.
  • Maintain communication between properties and legal counsel.
  • Support managers in vendor negotiations.
  • Communicate and generate action based on owners' objectives.
  • Initiate monthly visits and inspections at properties to ensure compliance with company standards.
  • Review and recommend needed maintenance and capital improvements to owners.
  • Perform physical inspections for loan purposes.
  • Participate in pre-acquisition duties, including developing marketing proposals for potential new business.
  • Comply with and enforce company policies.
  • Entertain and tour with outside investors and brokers or dealers.
  • Perform other duties assigned by the Vice President or President.
Desired Qualifications
  • A four-year degree in business, hospitality, or property management is preferred.
  • Ability to earn future designations as required by industry standards.
