Requirements
  • Previous property management experience is required.
  • Working knowledge of Section 8 recertification and compliance processes is required.
  • Knowledge of Department of Housing and Urban Development rules and regulations is required.
  • Knowledge of rent collections, posting to the general ledger, completing daily deposits, and calculating SODAs is required.
  • Accounts receivable and collections experience is required.
  • Strong customer service, verbal communication, and written communication skills are required.
  • Ability to work independently, maintain attention to detail, and perform intermediate mathematical functions is required.
  • Proficiency in Microsoft Word, Excel, Outlook, OneSite Property Management Software, Yardi, Microsoft Office, and internet applications is required.
  • Ability to read and write English fluently is required.
  • Ability to understand and perform all on-site resident management software functions is required.
  • A minimum of three years of experience in residential property management as a Community Manager is required.
  • Ability to work scheduled hours consistently, including overtime when requested, and serve on-call as scheduled or necessary is required.
  • Ability to physically access all exterior and interior parts of the property and amenities is required.
  • Ability to push, pull, lift, carry, or maneuver up to 50 pounds independently and 100 pounds with assistance is required.
Responsibilities
  • Assist the Community Manager with overall property operations, team oversight, development, and compliance with policies, procedures, and internal quality-control standards.
  • Assist with Tax Credit and affordable housing or Section 8 recertification processes and compliance.
  • Maintain the property waiting list.
  • Build positive relationships with prospective and current tenants.
  • Coordinate on-site data collection and processing of resident information.
  • Schedule resident recertification interviews and coordinate apartment inspections.
  • Ensure accurate calculation of income, assets, rent levels, and related information.
  • Investigate and help resolve complaints, disturbances, and violations.
  • Maintain resident files according to company and regulatory-agency policies.
  • Assist with leasing, rent collections, resident services, and maintenance operations.
  • Prepare and execute detailed, legally compliant lease agreements.
  • Oversee financial procedures, including verifying renter income, processing monthly payments, and executing default protocols.
  • Create organizational systems that support accurate record keeping, efficient financial transactions, and prompt renter complaint resolution.
  • Attend resident events held after hours when required.
  • Attend owner gatherings when required, including travel to events in the local area or another state.
  • Maintain ongoing personal development and career growth through corporate and external career-path activities.
Desired Qualifications
  • Certified Occupancy Specialist, Tax Credit Specialist, or equivalent certification from a nationally recognized compliance training program.
