Requirements
  • A high school diploma or GED is required.
  • Five years of maintenance experience are required.
  • Two years of supervisory experience are required.
  • Knowledge of senior housing and state regulations is required.
  • A valid and applicable state driver's license and no major driving violations during the past three years are required.
  • Must be able to continuously walk and stand, work indoors and outdoors, and sit infrequently.
  • Must be able to lift, carry, and push weights across the stated ranges: constantly 0–10 pounds, frequently 11–50 pounds, and occasionally 51–100 pounds.
  • Must frequently climb stairs, with an elevator as an alternative if available.
  • Must frequently bend at the waist, knees, hips, and spine, sometimes while manipulating weights of 25 pounds or more.
  • Must frequently squat to reach below the knee, sometimes while lifting up to 50 pounds.
  • Must occasionally twist or rotate the trunk, hips, knees, and neck while manipulating weights of 25 pounds or more.
  • Must reach frequently, including occasional overhead reach while manipulating up to 10 pounds and below-waist reach while manipulating 25 pounds or more.
  • Must be able to read clearly with or without corrective lenses and hear telephones, audible alarms, bells, and signals related to resident safety with or without hearing devices.
  • Must have a strong command of English sufficient to read, write, and interpret administrative information.
Responsibilities
  • Hire, evaluate, coordinate, motivate, monitor the performance of, schedule, and supervise department staff in accordance with company policy and state law.
  • Make recommendations to the Executive Director regarding staff evaluations, merit pay increases, reprimands, disciplinary actions, and terminations.
  • Coordinate maintenance and housekeeping services and activities with other departments.
  • Ensure the building and grounds are clean.
  • Remain available on call 24 hours per day, including evenings and weekends, to respond to emergencies when needed.
  • Work within the legal scope of local and state codes.
  • Participate in property surveys and inspections by authorized government agencies and maintain positive communications with the local fire marshal, building inspector, state elevator inspector, and other authorities governing the property.
  • Inspect the properties' outside grounds daily and immediately correct items needed to keep the property tour-ready.
  • Supervise safety and fire protection and prevention programs by regularly inspecting work areas and equipment.
  • Schedule and oversee quarterly fire drills and semi-annual disaster drills, act as safety coordinator, and attend Quality Assurance/Safety/Infection Control Committee meetings.
  • Ensure compliance with policies and procedures for selecting appropriate safety precautions and equipment for tasks that could result in bodily injury.
  • Ensure hazardous chemical containers in the department are properly labeled and stored.
  • Obtain, maintain, and store all required Safety Data Sheets in areas accessible to all employees.
  • Implement all Occupational Safety and Health Administration policies.
  • Assist in establishing an effective preventive maintenance program for cleaning, painting, and maintaining equipment as necessary and approved.
  • Maintain the TELS system, including its automated work order system.
  • Check the maintenance request log daily and coordinate residents' and employees' maintenance requests, including apartment repairs to plumbing, electrical, and heating systems and replacement of light bulbs; complete repairs promptly.
  • Maintain scheduled maintenance for HVAC, elevators, fire and sprinkler equipment, generators, landscaping, kitchen equipment, and emergency pull-cord equipment; regularly replace air-conditioning filters, test emergency lighting, fire sprinkler devices, smoke detectors, and other required equipment, participate in emergency drills, and maintain the preventive maintenance binder documenting completed work.
  • Maintain a current list of emergency vendors and their telephone numbers so facility personnel can coordinate repairs when the Director of Plant Operations is off-site.
  • Keep the maintenance room clean and organize tools and assigned storage areas.
  • Coordinate repairs to walls, floor coverings, doors, and woodwork in common areas; assess plumbing and electrical problems and determine corrective action within local and state codes.
  • Work with the Life Enrichment Director and/or transport coordinator to ensure vehicles are properly maintained and in good working condition, and drive the community van as directed.
  • Coordinate with outside contractors to obtain bids and schedule work on special projects, and track maintenance procedures and expenditures.
  • Prepare the annual budget request for supplies, equipment, and personnel, and ensure monthly purchases and staffing patterns comply with the approved budget.
  • Apply mechanical ability or self-teaching capability to work on washer/extractors and dryers, refrigeration and heating units, ice machines, minor plumbing and electrical issues, carpentry, and painting.
  • Arrange coverage of department duties during employee absences through delegation or personal completion of duties.
  • Maintain a safe and secure environment for staff, residents, and guests in accordance with established safety standards.
  • Attend community training courses and maintain current monthly, quarterly, and annual training through the designated Learning Management System.
  • Perform other duties related to the success of the community and residents' care, comfort, and happiness.
