Requirements

  • Ability to interpret written, oral, diagram, or schedule-based instructions and deal with residents in an empathetic, professional manner.
  • Understanding of customer service concepts and their applicability.
  • Ability to function effectively during crisis or emergency situations.
  • Computer literacy.
  • Knowledge of Microsoft Word, Microsoft Excel, and Entrata.
  • Ability to work weekends when needed and overtime as required.

  • Ability to follow directions from a supervisor and posted work rules and procedures.
  • Ability to lead and manage others.
  • Bachelor's degree from a four-year college or university, or one to two years of related experience, or an equivalent combination.
Responsibilities
  • Prepare and implement an annual business and marketing plan for the property, including marketing occupancy goals.
  • Project expenses and obtain approval before exceeding expense budgets.
  • Maintain budgeted occupancy levels at budgeted rental rates.
  • Prepare and monitor the operating budget and report monthly on property status, including variance and occupancy reports.
  • Achieve the highest possible net operating income through effective cost control and revenue maximization.
  • Collect specified and delinquent rents and file evictions as necessary.
  • Direct deposit accounting functions, including invoicing residents and submitting refund-check requests.
  • Conduct regular staff training and weekly staff meetings.
  • Arrange approved property alterations, maintenance, upkeep, and reconditioning.
  • Supervise building and grounds maintenance to maintain the community at the highest standard.
  • Hire, train, and retain leasing consultants, maintenance personnel, groundskeepers, onsite management personnel, and security personnel when required.
  • Conduct subordinate associates' performance evaluations.
  • Work with Human Resources on subordinate associate welfare, benefits, and disciplinary actions.
  • Arrange and approve purchases of supplies, services, and goods for the property.
  • Work with the Regional Manager and Regional Maintenance Supervisor on specifications and contracts for major repairs.
  • Address resident issues, including roommate or neighbor disputes, renewal terms, and maintenance repairs.
  • Develop and implement resident retention, marketing, and advertising programs.
  • Respond to after-hours or emergency calls as necessary.
  • Monitor community events, communications to residents and guarantors, social media, overall community appearance, and employee output to maintain community integrity.
  • Approve leasing activity and ensure Leasing Consultants and the Assistant Community Manager complete required documents correctly.
  • Perform Assistant Manager, Account Manager, and Leasing Consultant duties as needed.
  • Assist with resident evictions in compliance with court orders and lawyer instructions.
  • Create a positive staff environment and promote a quality living experience for residents.
  • Understand, comply with, and enforce company safety policies and fair housing laws.
  • Recommend capital improvements and manage completion of approved work.
  • Maintain market knowledge and competitor relationships and complete monthly market surveys.
  • Organize and implement community move-in and move-out plans throughout the year and during summer lease turnover.
  • Delegate Entrata data entry for traffic leads, follow-up, work orders, leasing applications, and resident data, and ensure data integrity.
