Requirements
  • A minimum of 2+ years of full-time financial analysis and/or underwriting experience in Commercial Real Estate Capital Markets is required.
  • A four-year college degree is required.
  • Strong understanding of cash flow analysis and the ability to calculate NOI, DSC, ROC, and IRR.

Responsibilities
  • Prepare underwriting of commercial real estate properties using historical financial statements, borrower models or projections, and market standards to determine projected income and provide reliable valuation and loan analysis.
  • Prepare loan request packages in compliance with company guidelines and investor requirements, including borrower, property, location, and market narrative analysis; underwriting; valuation; lease and rent roll analysis; photographs; aerials; and maps.
  • Compile deal-specific lists of potential lenders, coordinate and internally track lender outreach, collect loan quotes, create detailed quote matrices for borrower distribution, and manage associated Salesforce updates.
  • Provide closing coordination at the direction of the Managing Director or Producer, including liaison work with the servicing department.
  • Collect and review due diligence, order and review third-party reports, and review lender documentation including term sheets, commitments, and loan documents.
  • Maintain communication with borrowers, lenders, legal counsel, third-party vendors, and internal servicing and insurance departments as needed.
  • Provide reliable borrower-, property-, and market-level data using available third-party and internal resources, including ownership records, property transaction history, demographics, and sales and rent comparables.
  • Conduct and sustain continuous and annual lead-generation efforts using internal prospecting tools and third-party platforms.
  • Provide lenders, borrowers, and internal teams with reliable, high-quality service in a prompt, friendly, and professional manner.

HOUSTON, Texas and FLETCHER, N.C. - Northmarq's investment sales team, led by riley Rettig and Anthony Cohen, arranged the sale-leaseback of two mission-critical manufacturing facilities for material Differences Technologies, inc. (MDT). The combined transaction totaled $19.641 million at an 8% cap rate and included: * 6754 Kirbyville Street in Houston, Texas | 70,250 sq. ft. built in 1962. * 282 Cane Creek Road in Fletcher, North Carolina | 126,000 sq. ft. built in 1992. Material Differences Technologies is a leading value-added distributor and manufacturer of resin products. Both properties will operate on new 20-year absolute triple net leases and are strategically positioned near major transportation corridors. "Like many growing middle market businesses, MDT was able to harness the full power of a sale leaseback and unlock the capital tied up in its real estate to optimize the balance sheet and fuel growth initiatives," said Rettig.
