Requirements
  • Employment history demonstrating safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
  • Working knowledge of Occupational Safety and Health Administration standards and Material Safety Data Sheet regulations.
  • Two to three years of apartment maintenance experience or equivalent.
  • High school diploma or General Educational Development credential.
  • Ability to read, write, and communicate effectively in a support capacity and answer questions about department operating policies.
  • Mathematical skills sufficient to add, subtract, multiply, and divide numbers, decimals, and fractions for basic maintenance duties.
  • Ability to apply logical thinking and common-sense understanding to define and correct problems and carry out written, oral, or diagrammed instructions.
  • Proficiency with internet, word-processing, spreadsheet, and database-management programs to maintain records and develop information for a supervisor’s use.
  • EPA Type I and II or Universal certifications for refrigerant recycling.
  • Current Certified Pool Operator or Certified Spa and Pool Operator certificate.
  • All certifications required by state and local jurisdictions.
  • Current valid driver’s license.
  • Ability to work a flexible 40-hour schedule, including on-call evenings, weekends, and holidays.
  • Ability to perform the essential job functions unaccompanied and meet the position’s physical demands, including lifting up to 50 pounds independently and 150 pounds with assistance.
Responsibilities
  • Diagnose and repair defects or problems identified in resident work orders and routine property upkeep in accordance with policies, procedures, safety standards, and code requirements.
  • Oversee and complete the make-ready process by conducting pre-move-out inspections, creating maintenance punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
  • Develop standards for the cleanliness and appearance of grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, buildings, and common areas.
  • Inspect work performed by service team members, contractors, vendors, and other service providers; assess effectiveness, develop corrective action plans, and verify quality, scope, and specifications.
  • Maintain inventory of spare parts and maintenance materials and coordinate ordering supplies and tools within budgetary guidelines.
  • Assist the Community Director with regular repair, maintenance, and capital-expense budgets and support cost-cutting and expense-control programs.
  • Complete monthly preventative-maintenance procedures.
  • Conduct safety meetings, maintain current and accessible Material Safety Data Sheet records, and keep current with Occupational Safety and Health Administration and other safety requirements for property compliance.
  • Respond to resident and team questions and maintenance-service complaints and assign work orders efficiently and urgently.
  • Monitor compliance with regulatory requirements, organizational standards, and operational processes and report violations or infractions.
  • Schedule and perform minor and routine maintenance on equipment and maintain tools in excellent condition.
  • Conduct routine and periodic property inspections to identify safety and risk-management concerns and communicate physical property needs.
  • Complete service-request documentation and other paperwork accurately and on time so requests can be tracked and completed.
  • Identify improvements to increase the property’s efficiency, profitability, and productivity.
  • Attend internal and external training classes, apartment association meetings, and other events and stay current with industry trends.
  • Work with on-site team members to prioritize solutions and create frameworks that drive journey metrics.
  • Create and maintain sequenced plans to launch projects.
  • Lead cross-functional teams through change programs and projects using frameworks and influence modeling.
  • Participate in industry associations, community activities, and groups that support company and business goals.
  • Lead, direct, and oversee the maintenance process performed by service team members.
  • Perform work inside and outside apartment buildings and throughout property amenities in varying weather and environmental conditions.
  • Travel as needed to assist properties, attend training classes, business meetings, or other situations necessary for daily responsibilities.
Desired Qualifications
