Requirements
  • The candidate must be capable of overseeing several projects simultaneously.
  • The candidate must have conflict resolution skills.
  • The candidate must have exceptional oral and written communication and interpersonal skills and be able to interact with higher-end clientele.
  • The candidate must have strong estimating and budgeting skills, including the ability to prepare and submit responses to requests for lump-sum bids.
  • The candidate must have strong budget management skills to track project financials for internal and external reporting.
  • The candidate must have strong skills in drawing review.
  • The candidate must have a minimum of 5 years of construction project management experience, including 2–3 years specifically in commercial construction.
  • The candidate must have prior experience working for a commercial general contractor.
  • The candidate must have a proven record across all phases of project management, including estimating, documentation, owner/architect relations, cost monitoring, problem-solving, and project wrap-up.
  • The candidate must have strong computer skills.
Responsibilities
  • Participate actively in requests for proposal responses, including developing presentations and participating in pitches.
  • Ensure effective internal team communication flow.
  • Ensure timely and effective communication with trade partners and the design team.
  • Ensure effective document-control reporting and communication flow to the client.
  • Prepare accurate and timely budgets and bids, review scopes, level trade partner bids, and participate in presenting pricing to the client.
  • Manage project cost control, including monitoring general conditions and labor, managing monthly billing, and reviewing and validating trade partner change pricing.
  • Minimize risk by ensuring accurate and complete subcontracts are written and fully executed promptly, using prequalified trade partners, and obtaining certificates of insurance from primary and tiered trade partners.
  • Coordinate heavily with the superintendent, including frequent site visits to monitor on-site progress.
  • Ensure effective and efficient project closeout, including providing owner documentation, assuring timely punch-list completion, and completing accurate financial closeout.
  • Support the Team Lead with client retention, preconstruction value creation, project buyout, cost forecasting, billings, and receivables tracking.
  • Participate in business development and client relationship management through industry events, networking, and relationships with clients and designers.
  • Become proficient in and use the company’s established systems and technology.
  • Attend career fairs and client and industry events.
  • Contribute to company growth by participating in the intern program and mentoring Interns, Project Engineers, and Assistant Project Managers.
  • Serve as a professional role model for Interns, Project Engineers, and Assistant Project Managers.
  • Potentially supervise an Assistant Project Manager, Project Engineer, and/or Intern.
