Requirements
  • An associate's degree in industrial management, horticulture, or a related field and eight years of building and grounds maintenance experience, including two years in a supervisory role, or an equivalent combination of education, training, and experience.
  • A valid Georgia driver's license and an insurable driving record.
  • Ability to lift 50 pounds and to bend, stoop, and twist.
  • Applicants must be currently authorized to work in the United States for any employer.
Responsibilities
  • Manage and oversee the operation, maintenance, repair, and long-term upkeep of building systems, grounds, and related services across multiple Carter Center properties.
  • Coordinate internal staff and external contractors and ensure the safe, efficient, and reliable operation of HVAC, electrical and electronic controls, water and sewer systems, utility equipment, elevators, mailroom operations, and grounds maintenance.
  • Supervise maintenance mechanics, the mail clerk, and the landscape crew leader.
  • Provide oversight, guidance, and training for in-house staff.
  • Determine staffing levels and skill sets required for building and grounds staff.
  • Manage maintenance, repair, alteration, installation, material-move, transportation, mail-distribution, and custodial-service requests.
  • Plan, organize, and assign work to responsible staff.
  • Develop and enforce preventive maintenance and repair programs, establish repair and installation procedures, troubleshoot malfunctions, coordinate tradespeople, maintain equipment inventories, evaluate equipment and techniques, and recommend equipment purchases and replacements.
  • Ensure appropriate water chemistry analysis and chemical additions for the chiller plant and boilers.
  • Survey environmental, operational, and occupational safety and health conditions; recommend maintenance programs; schedule and assign employees; and follow up on work results.
  • Ensure the ongoing safety and security of all elevators on the properties.
  • Follow up on regulatory recommendations and requirements.
  • Operate and maintain building air handlers, variable air volume boxes, terminal control units, heating components, chillers, and HVAC systems across the main campus, Kirbo Building, and Highland Building.
  • Operate and maintain the automated building control system for the Freedom Park and Kirbo Building properties.
  • Coordinate with staff, Atlanta Watershed Management, and plumbing contractors to maintain water and drainage systems, including individual filter systems.
  • Assist with catering contractor management of the commercial kitchen grease trap.
  • Supervise mailroom operations, including mail pickup, package receipt and delivery, and internal distribution of mail and packages.
  • Supervise the landscape crew leader, monthly volunteer landscaping effort, and external landscaping contractor.
  • Establish annual and quarterly work plans for the landscaping contractor and ensure performance meets expectations for the 35-plus-acre grounds.
  • Develop and execute maintenance and landscaping operating budgets totaling more than $1 million.
  • Plan and schedule work within available resources and develop an annual capital budget for larger, long-lived assets.
  • Plan projects, estimate contractor costs, review and approve contractual documents, advertise and award contracts, negotiate change orders, and ensure contractor payments and contract closeout.
  • Ensure continuity of facility contract services between years and contractors.
  • Troubleshoot electrical and electronic HVAC controls, switchgear, and high- and low-voltage controls.
  • Serve as liaison among contractors, architects, engineers, vendors, department and program heads, and other stakeholders.
  • Serve as the primary point of contact and account manager for outsourced custodial, landscaping, HVAC, plumbing, electrical, architectural, tree-care, and hardscaping services.
  • Coordinate with the Events department, external caterer, janitorial firm, and landscape company.
  • Safeguard sensitive budget and salary information, valuable equipment, and the safety of employees and visitors.
  • Provide guidance and ensure compliance with organizational policies and procedures.
  • Recommend and develop efficient procedures for department activities.
  • Maintain professional and technical knowledge through educational workshops, professional publications, professional networks, and professional societies.
  • Provide technical support and training for operations and maintenance trades and custodial personnel.
  • Perform related responsibilities as needed.
Desired Qualifications
  • A two-year associate's degree in industrial engineering, building construction, or maintenance management, or equivalent.
  • Management and contract administration coursework.
  • Ability to work independently with general guidance.
  • Ability to learn computerized maintenance and inventory management systems.
