Requirements
  • Associate’s degree from a two-year college or technical school, two to three years of related experience and/or training, or an equivalent combination of education and experience.
  • Familiarity with federal, state, and local laws and regulations concerning multifamily housing, Fair Housing, and employee safety.
  • Ability to read, analyze, and interpret business periodicals, professional journals, technical procedures, and governmental regulations.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Ability to present information and respond to questions from managers, clients, customers, and the public.
  • Ability to calculate discounts, interest, commissions, proportions, percentages, area, circumference, and volume, and apply basic algebra and geometry.
  • Ability to solve practical problems and interpret written, oral, diagrammatic, and schedule-based instructions.
  • Ability to lift and move up to 10 pounds regularly and up to 25 pounds frequently.
  • Ability to work in outside weather conditions and a moderately noisy environment.
Responsibilities
  • Manage the day-to-day operations of one community or a group of communities in the same geographic area.
  • Oversee budgeting, workplace safety, financial reporting and tracking, marketing, operations, human resources administration, and overall property performance.
  • Inspect each building at least weekly, maintain inspection records, and ensure corrective actions are completed.
  • Maintain and proactively enforce the Community Safety Program and conduct monthly documented safety meetings with staff.
  • Coordinate housing violations, special resident arrangements, and potential problems with the Regional Property Manager.
  • Ensure compliance with Fair Housing policies, posting requirements, emergency procedures, and applicable local, state, and federal regulations.
  • Inspect vacated and vacant apartments, determine required turnover repairs, and approve units for move-in.
  • Monitor inventory, project supplies, replacement items, contractors, office condition, equipment maintenance, and common-area upkeep.
  • Ensure leases and rental agreements are completed and renewed properly.
  • Report property or liability insurance claims within 24 hours to the insurance coordinator, Senior Vice President of Property Management, and Regional Property Manager.
  • Assist with resident evictions in compliance with court orders and direction from company counsel and the Regional Property Manager.
  • Hire, train, supervise, coach, mentor, evaluate, reward, discipline, and develop on-site personnel.
  • Provide employee onboarding, safety training, and additional training opportunities.
  • Recommend employee advancement, promotion, and termination in coordination with the Regional Property Manager and Director of Human Resources.
  • Oversee daily marketing, sales, and customer-service activities; maintain marketing tools and market-ready vacant units.
  • Supervise outreach programs, review shopping and sales reports, participate in advertising planning, analyze market surveys, and make pricing recommendations.
  • Maintain resident relations and retention programs, address resident complaints, oversee resident services, and ensure positive customer service.
  • Ensure management staff meet new residents before or at occupancy and resolve escalated resident issues or recommend resolutions.
  • Communicate community news to residents and obtain Regional Property Manager approval for newsletters and nonstandard resident letters.
  • Ensure purchasing, vendor approval, invoicing, daily bank deposits, petty-cash security, and accounting procedures comply with company policy.
  • Direct, coordinate, and evaluate subordinate supervisors and non-supervisory employees, including assigning work, appraising performance, addressing complaints, and resolving issues.
