Responsibilities
Oversee and manage the daily operations of the organization's properties, preserving property value while generating income.
Conduct tenant selection, including reviewing applications, showing units, unit transfers, leasing, and related documentation.
Certify tenant compliance with rental assistance, supportive housing, and Low-Income Housing Tax Credit program requirements.
Complete client and tenant certifications accurately and on time in accordance with regulatory guidelines.
Obtain verification of tenant income and asset information from banks, employers, and government agencies.
Maintain tenant income certification information in MSHDA's Certification Online System quarterly.
Ensure lease compliance, including rent collection, notices, evictions, payment plans, and other lease addenda.
Coordinate with funders, regulatory agencies, maintenance, and tenants to complete property inspections and file audits.
Work with services staff, tenant case managers, and other service partners.
Develop eviction prevention plans with tenants and service providers.
Share a 24-hour on-call rotation with other property management staff.
Mentor and manage staff and conduct site and individual employee performance evaluations.
Oversee the completion and submission of weekly reports; set leasing and occupancy targets and goals.
Monitor inventory to turn units within two days and ensure the ready-for-occupancy process is completed.
Support resident retention, act as an advocate, solve problems, and provide customer service.
Ensure accuracy and timeliness of individual site reporting and the efficiency and effectiveness of maintenance responses through spot calls.
Oversee recertification, deferred recertification, and audit responses for government agencies and owners.
Spot-check files for quality-control compliance.
Manage the budget, collections, and contracted vendor oversight.
Report regularly to the Director of Property Management.

Job Summary:
The Community Manager serves the purpose of overseeing and managing the daily operations of the properties owned by the organization.
