  • Progressive employment history demonstrating increasing accountability and responsibility in property management and residential multi-housing operations.
  • Demonstrated knowledge and skills in sales, customer service, revenue and expense management, and financial business plans.
  • Ability to read, write, and communicate effectively to complete business plans, financial documents, and legal documents; motivate and lead teams; and communicate property strategies and performance with clients and property owners.
  • Mathematical ability to perform calculations involving numbers, decimals, fractions, and percentages for financial records, budgets, and fiscal reports.
  • Senior-level experience leading and managing others, including interviewing, onboarding, directing, evaluating performance, and making talent-management decisions.
  • Ability to apply common-sense understanding to written, oral, or diagrammatic instructions and solve problems involving several concrete variables in standardized situations.
  • Proficiency with internet, word-processing, spreadsheet, database-management, and property-management software.
  • Ability to meet predictable attendance and punctuality expectations and the physical demands of the position.
  • Ability to work on-site, work additional weekend or after-hours tasks when needed, and travel for business purposes.
  • Ability to physically access all interior and exterior areas of assigned properties and amenities; lift, carry, push, pull, or maneuver up to 20 pounds independently and 50 pounds with assistance.
Responsibilities
  • Maintain the physical asset and maximize financial returns in accordance with the owner's objectives.
  • Comply with company policies and procedures, Fair Housing, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other applicable laws and regulations governing multifamily housing operations.
  • Direct and coordinate activities that motivate and cultivate the on-site team to meet or exceed industry standards.
  • Attract, advise, and present to current and potential clients the value of choosing the company.
  • Maintain and inspire the company culture.
  • Work with on-site team members to prioritize solutions and provide frameworks that drive journey metrics.
  • Understand issues and opportunities and solve them through innovative solutions.
  • Engage with residents, prospective residents, associates, and stakeholders to understand needs and lead according to company culture values.
  • Create and maintain sequenced plans to launch projects successfully.
  • Lead cross-functional teams through change programs and projects using frameworks and influence modeling to drive awareness and outcomes.
  • Participate in industry-related associations and community activities that support professional development and business goals.
  • Supervise and mentor the property on-site team by communicating and updating goals through one-on-one mentoring and daily team huddles.
  • Hire, onboard, and train team members and manage their performance in accordance with company policies, values, and business practices.
  • Manage the client and owner relationship through owner meetings, property tours, performance updates, and responses to owner requests.
  • Provide input into property budgets by analyzing financial statements, reviewing marketing information, and accessing operational reports to establish historical and predicted performance patterns.
  • Meet targeted revenues by setting rent rates, ensuring rents and fees are collected and posted promptly, completing bank deposits, and preparing and reviewing monthly financial status reports.
  • Approve and submit vendor, contractor, and service-provider invoices for payment by reconciling work performed or products purchased, verifying certificates of insurance, coding charges to chart-of-account codes, and managing related communications.
  • Analyze current market and economic trends and implement short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
  • Promote resident satisfaction and retention by responding to questions, grievances, and requests and resolving service issues.
  • Ensure maintenance team members follow company standards for responding to and completing resident service requests.
  • Conduct regular in-person property inspections and take action to ensure that the property, grounds, buildings, and amenities meet safety, cleanliness, appearance, and appeal standards.
  • Complete accounting, financial, administrative, and other reports.
  • Oversee lease-enforcement policies through apartment inspections, proper notices, eviction procedures, and the imposition and collection of permitted late fees and other charges.
  • Travel to properties and clients, present for new business opportunities, attend educational conferences, and support other business needs.
