Requirements
  • Either: a) Graduation from a college with federally-authorized accreditation or registration by New York State with a Bachelor's Degree, and five (5) years of experience in real property appraisal, two (2) years of which must have been in a management capacity; OR b) Completion of sixty (60) credit hours from a college with federally-authorized accreditation or registration by New York State, and seven (7) years of experience in real property appraisal, two (2) years of which must have been in a management capacity; OR c) Graduation from a standard senior high school or possession of a high school equivalency diploma, and nine (9) years of experience in real property appraisal, two (2) years of which must have been in a management capacity.
Responsibilities
  • Review all appraisals to determine compliance with basic principles of appraisal practice has been observed.
  • Review all appraisals to determine whether all necessary documentation and information is present in accordance to the Scope of Work.
  • To make certain that the fair market value for the parcel to be acquired is obtained, based upon knowledge of appraisal techniques, geographic and economic factors.
  • Review and reconcile multiple appraisals for final determination.
  • Recommend the employment of consultant appraisers.
  • Refer unacceptable appraisals back to the consultant appraisers for further consideration.
  • Complete field reviews of all appraisals received.
  • The field reviews are typically preceded by a verification of sales (via deed search), property ownership, taxes, zoning, and other general data.
  • The field reviews include an inspection ofthe subject property and all comparable sales utilized in the consultant appraisal report(s), in addition to any and all consultations with Town, Village, Board of Health, DEC, and other regulatory agencies.
  • Complete in-house appraisals, rental analyses, and related valuations for a variety of other Suffolk County Units, including (a) fair market rental analyses for legislative offices and a variety of agencies, departments and divisions within the County, (b) fair market rental analyses for Parks Department, (c) other market analyses (rental, acquisition, farmland, development rights) at the request of Law Department, Department of Public Works, County Executive and others.
  • Oral presentations regarding appraisal reviews to the Environmental Trust Review Board.
