Requirements
  • Graduation from a college with federally authorized accreditation or registration by New York State with a bachelor's degree and five years of experience in real property appraisal, including two years in a management capacity; or completion of 60 college credit hours and seven years of experience in real property appraisal, including two years in a management capacity; or graduation from a standard senior high school or possession of a high school equivalency diploma and nine years of experience in real property appraisal, including two years in a management capacity.
  • Ability to exercise independent initiative and judgment in reviewing appraisals.
  • Knowledge of appraisal techniques and geographic and economic factors affecting fair market value.
Responsibilities
  • Review all appraisals to determine compliance with basic principles of appraisal practice.
  • Review appraisals for required documentation and information in accordance with the Scope of Work and determine fair market value for parcels to be acquired.
  • Review and reconcile multiple appraisals for final determination.
  • Recommend the employment of consultant appraisers.
  • Refer unacceptable appraisals to consultant appraisers for further consideration.
  • Complete field reviews of appraisals, including verification of sales through deed searches, property ownership, taxes, zoning, and other general data.
  • Inspect subject properties and comparable sales used in consultant appraisal reports and consult with Town, Village, Board of Health, Department of Environmental Conservation, and other regulatory agencies.
  • Complete in-house appraisals, rental analyses, and related valuations for Suffolk County units.
  • Complete fair market rental analyses for legislative offices and County agencies, departments, and divisions.
  • Complete fair market rental analyses for the Parks Department.
  • Complete rental, acquisition, farmland, and development-rights market analyses at the request of the Law Department, Department of Public Works, County Executive, and others.
  • Give oral presentations regarding appraisal reviews to the Environmental Trust Review Board.
