A B.A. or other university degree is required.
At least 3 years of experience in residential property management is required.
Strong understanding of real estate financial reporting and budgeting.
Strong understanding of multifamily residential property systems and equipment, including plumbing, heating and cooling, electrical, and water and sewer systems.
Ability to communicate verbally and in writing with residents and owners regularly.
Ability to work independently, take ownership of a portfolio, stay organized and process-driven, manage multiple projects and deadlines, and handle stressful situations.
Responsibilities
Manage maintenance requests and proactively supervise maintenance technicians to ensure work orders and projects are completed on time and within budget.
Communicate proactively with residents, providing ongoing updates and recommendations to prevent problems.
Schedule and negotiate with vendors to obtain proposals for repairs and improvements.
Schedule and supervise preventative maintenance for the portfolio.
Conduct building walkthroughs, ensure buildings look their best, and communicate issues and improvement ideas to owners.
Troubleshoot building issues and manage appropriate vendors or staff to resolve them.
Follow up proactively on delinquencies to ensure timely rent collection.
Ensure lease paperwork, charges, and pass-through fees are properly documented.
Oversee the move-in and move-out process.
Coordinate with the leasing team to ensure all units are properly listed and marketed.
Oversee the renewal process.
Supervise vendors and staff on site where necessary.
Handle on-call emergency service on nights and weekends as part of a rotation.
RESIDENT SERVICES MANAGER
CHARLESGATE Property Management is seeking a smart, organized, and proactive Resident Services Manager to join our growing team. This person is the primary contact for residents and the owner of all things related to resident experience. They also contribute to the overall performance of the portfolio which includes financial performance, physical building maintenance, and risk management. You will lead a team of maintenance technicians and coordinators, work with outside vendors, and collaborate with our project management team as needed for maintenance, repairs, and capital projects. Management services are to be performed in a high-quality manner with a sense of urgency. Clients and property must be treated with the utmost respect and hospitality.
This is a fully on-site role, five days a week, based in Worcester, MA. This role reports to the Head of Portfolio and is supported by two additional Resident Services Managers, providing collaborative oversight and backup across the broader portfolio.

Requirements:

Duties & Responsibilities (examples of but not limited to…)

Conduct building walk-throughs, ensuring buildings look their best and communicating with owners on issues/ideas for improvements

Compensation Salary range: $65K-$75K/year plus benefits
