  • High school diploma or General Education Development (GED), one to three months of related experience and/or training, or an equivalent combination of education and experience.
Responsibilities
  • Provide service to residents, prospects, and visitors to the community.
  • Lease apartments in accordance with occupancy goals.
  • Follow Fair Housing Standards in all dealings with prospects and residents.
  • Conduct outside marketing under the direction of the Assistant Manager and Community Manager.
  • Conduct application reviews, including credit and income verifications and background checks.
  • Complete lease paperwork, addenda, documentation, and signatures for each resident.
  • Inspect leased apartments before move-in and verify their condition.
  • Follow up with residents throughout their lease terms and manage annual lease renewals.
  • Complete tasks necessary to operate the leasing office.
  • Perform daily opening and closing procedures, including inspections of the model, leasing path, and amenities areas.
  • Answer incoming phone calls, emails, and voicemails.
  • Inspect signage, including bootlegs, banners, balloons, and brochures.
  • Maintain the appearance of the leasing office and clubroom.
  • Prepare or restock refreshments and notify the Community Manager when supplies are needed.
  • Greet prospects, show apartments, and coordinate the leasing process.
  • Review applications and provide applicant information to the Assistant Community Manager for verification.
  • Maintain guest cards, the leasing notebook, and complete lead follow-up communications.
  • Enter prospect information into Entrata and follow up to obtain incomplete information.
  • Forward completed lease files for review and approval, then send copies to residents and file them properly.
  • Enter work orders into Entrata with the Maintenance Team, follow up on delayed work, file work orders, and notify the Community Manager of problems.
  • Complete renewal-effort tasks.
  • Archive inactive leads and keep leads and applicants current in Entrata.
  • Complete audits of lease files and Entrata data as instructed.
  • Monitor competitor rental rates, features, and specials.
  • Assist the Assistant Community Manager with roommate matching and communication.
  • Communicate resident requests or issues during the turn process to the Assistant Manager and Maintenance Supervisor.
  • Coordinate the move-in process with new residents.
  • Enter gate codes and distribute parking decals.
  • Obtain utility hookup verification from residents.
  • Forward water-submetering hookup sheets for processing when applicable.
  • Confirm resident contact information and demographics in Entrata.
Desired Qualifications
  • Bachelor's degree.
  • Knowledge of Microsoft Word and Excel.
  • Knowledge of Entrata.
