Requirements
  • At least two years of experience in residential construction or building maintenance, including carpentry, plumbing, painting, or mechanical trades work is required.
  • Must have a valid driver's license, access to a reliable vehicle, and fewer than three moving violations in the last three years.
Responsibilities
  • Respond to service requests, determine the work needed, and purchase, order, and monitor supplies.
  • Perform basic plumbing repairs on toilets, faucets, and drains, including unclogging toilets and drains.
  • Perform basic carpentry repairs on doors, jambs, windows, floor tile, screens, locks, countertops, and cabinets.
  • Repair and maintain appliances, smoke detectors, light fixtures, furnaces, fans, motors, heaters, fire alarm systems, electrical generators, and water treatment systems.
  • Perform painting, glazing, soft tile laying, and masonry work in vacant or occupied residential units.
  • Perform and assist with move-in, annual, preventative, Section 8, and Housing and Urban Development or outside-agency inspections.
  • Help define scopes of work, obtain bids in accordance with procurement policy, forward information to the Property Manager, and recommend repair or replacement options.
  • Educate residents about housing authority, Housing and Urban Development, and city building requirements and enforce applicable codes and regulations.
  • Respond to emergency repair requests, assist with resident lockouts, and program entry systems.
  • Cover grounds and janitorial areas as needed, retrieve maintenance messages, and respond within department-established timeframes.
  • Use maintenance software to check and close work orders, add charges, and document and track equipment and inventory.
  • Recommend and assist with capital-needs improvements and operating budgets, and assist with parking and parking-lot compliance.
  • Guide towing contractors to appropriate call-out locations when requested.
  • Deliver and post signs and notices as needed.
  • Participate in an on-call rotation providing emergency maintenance after hours and on weekends.
Desired Qualifications
  • Experience and expertise in more than one trade is strongly preferred.
