  • A high school diploma is required.
  • HVAC certification is required.
  • Certification in commercial and residential electrical work is required.
  • Universal certification must be obtained within one year of hire.

  • A licensed pool operator credential is required if the community maintains a pool.
  • Excellent customer service skills are required.
  • Strong interpersonal skills and the ability to communicate instructions accurately are required.
Responsibilities
  • Maintain the property's interior and exterior painting and cleaning.
  • Perform maintenance work, including mechanical work, code work, fire alarm checks, and in-house capital improvement projects.
  • Schedule capital improvement projects and apartment work.
  • Set project scope, obtain bids, check contractors, and submit outside-contractor improvements for approval.
  • Repair refrigerators, stoves, dishwashers, and other appliances, and obtain appliance prices and quotes when necessary.
  • Repair boiler machinery, keep it in good working condition, and complete monthly inspection reports.
  • Perform snow removal where applicable.
  • Order pool supplies and ensure they are properly maintained where applicable.
  • Maintain good tenant relations and inform the General Manager of potential or existing problems.
  • Manage the night and weekend maintenance staff, including bus drivers where applicable.
  • Ensure maintenance staff completes work orders in a timely, professional, and courteous manner.
  • Hire and terminate maintenance staff in cooperation with the General Manager, including cleaners, painters, grounds people, and courtesy officers.
  • Ensure maintenance staff payroll is submitted accurately and on time.
  • Work with the General Manager daily on scheduling, budgeting, and related operations.
Desired Qualifications
  • Additional education is preferred.
  • A minimum of two years of supervisory experience is preferred.
