About the company

Etic is a social-impact real estate firm that buys, renovates, and runs buildings as affordable shared work hubs for nonprofits, associations, and social enterprises. It operates as a foncière solidaire, owning properties through project-specific entities (SCIs) and financing acquisitions with solidarity investments from citizens and institutions like Caisse des Dépôts. Revenue comes from renting offices, coworking, and storefronts, plus project development, property management, and community programming to foster collaboration. Its goal is to reduce real estate speculation and create long-term value for tenants and the community by balancing financial returns with social and environmental impact.

Simplify's Take

What believers are saying

  • ETIC earned a 91.58 Impact Score in 2025, strengthening brand trust.
  • Awards in 2025 for LA LOCO and Nanterre expand deal flow credibility.
  • The September 2026 ETIC site update shows active marketing and ongoing tenant demand.

What critics are saying

  • Retrofit-heavy acquisitions require constant financing; a funding freeze stalls new sites quickly.
  • ETIC depends on ESUS tenants and solidarity investors; any demand shock crushes occupancy.
  • If investor appetite fades before 2027, ETIC's project-by-project SCI model starves entirely.

What makes ETIC unique

  • ETIC owns ten French tiers-lieux, pairing real estate with mission-driven tenant curation.
  • Its ESUS structure and 100% profit reinvestment lock capital behind impact, not dividends.
  • LA LOCO, opened June 19 2025 in Lille, shows deep expertise in regenerative reuse.
