Maintenance Technician
About the job
- Must be able to work a rotating on-call schedule.
- Must have reliable transportation to and from work and be able to travel after hours for on-call requirements.
- Basic understanding of HVAC, electrical, plumbing, and other building systems.
- Working knowledge and experience in general apartment maintenance and repair.
- Strong understanding or related experience to recognize electrical, plumbing, and mechanical malfunctions or equipment failure.
- Experience operating a variety of equipment and small hand tools.
- Working knowledge of repairing common appliances and devices.
- Ability to read and write English fluently, accurately perform intermediate mathematical functions, and understand and perform all on-site resident management software functions.
- A minimum of three years of experience as a residential property management maintenance technician.
- Ability to apply common-sense understanding to carry out written, oral, or diagrammed instructions.
- Must be able to speak to tenants and maintain good working relations with staff members, tenants, supervisors, and contract laborers.
- Basic computer and internet knowledge.
- Must be capable of physically accessing all exterior and interior parts of the property and its amenities and pushing, pulling, lifting, carrying, or maneuvering weights of up to 50 pounds independently and 100 pounds with assistance.
- Execute maintenance requests by diagnosing problems and making repairs and ensure service requests and repairs are completed in a timely manner.
- Assist the Maintenance Supervisor on special maintenance projects, including preventative maintenance of building components and mechanical systems.
- Complete resident service requests in a timely fashion.
- Perform make-ready procedures, including painting, appliance repair, plumbing, electrical fixture repair, replacement of faulty parts, checking locks, and replacing light bulbs.
- Perform preventative maintenance by regularly inspecting grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment for appearance, cleanliness, structural cracks, excessive wear, and faulty parts.
- Respond quickly during emergencies, notify appropriate personnel, and follow safety protocols.
- Inspect carbon dioxide and fire protection alarm systems and schedule repairs when needed.
- Perform snow removal as required.
- Perform other duties as assigned.
