  • A Bachelor of Science degree in engineering, architecture, construction management, finance, and/or real estate.
  • At least 5 years of experience in the commercial real estate development field.

Responsibilities
  • Identify, perform due diligence for, underwrite, and acquire strategic land positions.
  • Oversee due-diligence consultants, including survey, geotechnical review, environmental, legal, zoning, permitting, and related work.
  • Review survey and title information, easements, environmental data, zoning, governing-agency requirements, and utilities.
  • Lead the creation and documentation of easements and covenants, conditions, and restrictions.
  • Interact with municipal staff during the entitlement process for zoning, plan commission approvals, and entitlements.
  • Oversee third-party preconstruction and design personnel.
  • Create predevelopment budgets and schedules.
  • Support the team during request-for-proposal responses and lease negotiations, including site plan design, building layouts, underwriting updates, and request-for-proposal document drafting.
  • Monitor and report on design and preconstruction schedules, budgets, and scope against the approved plan and pro forma.
  • Manage the general contractor selection process and contract negotiations.
  • Lead design development and value-engineering efforts.
  • Mitigate risks related to change orders, delays, and cost overruns.
  • Review monthly development draws and submit them with approval recommendations.
  • Report project status, including schedule performance, contingency usage, quality issues, allowance status, and change orders.
  • Coordinate early tenant access for fixturing to support a smooth transition for lease commencement.
  • Participate in the turnover process to internal or third-party property-management personnel.
  • Coordinate tenant-improvement design and buildout.
  • Assist with acquisitions and dispositions, primarily in due-diligence matters.

Ambrose and PREA Foundation unveil Opportunity Scholarship Program for the next generation of commercial Real Estate leaders. Five-year program will support 50 internships for students annually across the industry through 2030 INDIANAPOLIS-(BUSINESS WIRE)-Ambrose, a vertically integrated real estate investment manager that specializes in acquiring, developing and operating modern industrial, logistics and e-commerce real estate, in partnership with the Pension Real Estate Association ("PREA") Foundation, today announced the launch of the Ambrose x PREA Foundation Opportunity Scholarship Program, which will fund 50 internship scholarships annually to support the next generation of leaders in commercial real estate. The program, which is open to undergraduate and graduate students from all backgrounds, aims to remove financial roadblocks and open meaningful doors in an industry historically characterized by higher barriers to entry and career advancement.
