Responsibilities
  • Drive to properties within the assigned area, with occasional overnight travel.
  • Troubleshoot and repair HVAC, plumbing, electrical, and other systems; provide general maintenance and cleaning for the assigned community.
  • Respond to and complete service requests in a timely manner, and notify the manager if work orders cannot be completed within 24 hours.
  • Perform preventative maintenance to ensure building systems operate efficiently.
  • Repair or replace kitchen appliances, including refrigerators, stoves, washers, and dryers.
  • Prepare vacant apartments for move-in, including carpet cleaning, painting, and necessary repairs or replacements.
  • Maintain community appearance by replacing lightbulbs, removing trash and litter, painting, and performing repairs.
  • Assist with groundskeeping, housekeeping, distribution of notices, apartment inspections, and other tasks as needed.
  • Perform plumbing repairs, replacements, and installations, including repairing leaks and removing clogs in sinks and toilets.
  • Perform electrical repairs and replace light fixtures and related items.
  • Organize, prioritize, and execute work orders.
  • Document status updates and work order completion in the property management system.
  • Participate in an on-call emergency rotation.
  • Participate in preparation and clean-up for extreme weather, including snow removal, hurricanes, and floods.
  • Interact with residents and prospective residents professionally, courteously, and respectfully.
  • Safely operate power equipment and tools, use protective equipment when necessary, and follow safety protocols and procedures.
  • Assist in maintaining the inventory of supplies, tools, and equipment.
  • Perform other duties as assigned.

By Joel Kornblau, Editor, Dividend Channel, Wednesday, October 14, 2026, 7:42 AM ET Canadian Apartment Properties Real Estate Investment Trust (CAR.UN.CA) has been identified as a Top 25 dividend stock in the latest Canada Stock Channel DividendRank report. The inclusion reflects a combination of income, valuation, and operating quality metrics that stand out within the report's coverage universe. At a recent share price of $31.13, CAR.UN.CA was cited with a price-to-book ratio of 0.6 and an annual dividend yield of 4.98%, compared with average figures of 3.4% and 1.9, respectively, across the broader universe covered by the report. That combination is notable because apartment REITs are often evaluated through both income generation and asset value. For income-focused investors, a nearly 5% yield paid monthly can be compelling. Cutsey to Succeed Kenney as CEO of CAPREIT. Canadian Apartment Properties Real Estate Investment Trust (CAPREIT) has announced that president and CEO Mark Kenney will retire on July 2 and be succeeded by Brad Cutsey. Kenney will also resign from the board, with Cutsey set to join it on the same date. "I have greatly enjoyed the nearly 30 years I have spent with CAPREIT," said Kenney. "I would like to thank our board and management for their collaboration and partnership throughout my time as CEO. I know that with Brad, the REIT is in good hands and well-positioned for the future. I continue to be invested in CAPREIT's success and will remain engaged throughout the transition process, supporting Brad and our management team." Board chair Gina Parvaneh Cody said Kenney "has led the REIT through significant growth and change, and his impact will be lasting. "We will miss his leadership, judgment, and steady hand very much, and we are sincerely thankful for everything he has given to CAPREIT," Cody added. The Toronto-based REIT said the board retained a global leadership advisory firm as part of its succession planning process after Kenney indicated he was considering retirement.
