Requirements
  • Experience in commercial real estate is required.
  • A minimum of 2 years of successful, professional property management experience in a commercial office environment is required.
  • Ability to read, interpret, and fully understand commercial leases, including abstracting leases and identifying critical lease provisions.
  • Ability to effectively present information to management, business owners, and tenant groups.
  • Ability to respond effectively to sensitive inquiries or complaints in a timely manner.
  • Ability to apply math skills to assess budget-to-actual variances, compute rent reconciliations, complete base-year calculations, evaluate contractor bids, and complete management reports.
  • Knowledge of commercial real estate markets and ability to make sound property decisions from market-based projections and current-trend analysis.
  • Proficiency in Microsoft Office, especially Excel, PowerPoint, and Word.
  • Experience with Yardi or similar property-management software.
Responsibilities
  • Assist with the day-to-day operational management of buildings and grounds in accordance with company policies, approved budgets, business plans, and management direction.
  • Achieve customer service excellence through tenant-focused relationship programs and processes, anticipate tenant needs, respond promptly to service requests, and administer tenant affairs at strategic and operating levels.
  • Assist with the preparation and delivery of timely, accurate, and complete financial reporting.
  • Manage vendor relationships to ensure service expectations, contract obligations, bidding requirements, and insurance requirements are met.
  • Provide quality-control oversight and implement cost-containment initiatives.
  • Act as a liaison between tenants and third-party service providers as necessary.
  • Collect rents and other receivables, invoice tenants as permitted by the lease, and pursue delinquencies.
  • Manage payables in accordance with approved budgets, contractor and supplier performance, corporate accounting directives, and expense-containment initiatives.
  • Report transactions accurately using corporate accounting systems and methods, maintain documentation for management review and audits, and comply with applicable policies, procedures, and timelines.
  • Assist with risk-management efforts to minimize exposure and losses.
  • Obtain certificates of insurance and waivers from tenants, contractors, suppliers, and other third parties, and ensure adherence to applicable safety guidelines.
  • Provide post-accident follow-up, including reporting, investigation, and liaison activities for insurance, legal, and incident-prevention purposes.
  • Act as a liaison between the assigned property, the company management team, and ownership groups.
  • Ensure spaces are in show-ready condition, provide input during lease negotiations, and provide cost estimates for landlord work.
  • Gather and analyze financial and statistical data for decision-making.
Desired Qualifications
  • Bachelor's degree in business, real estate, or a related field.
  • A Texas real estate license.
  • Industry certifications.
  • Prior experience with maintenance or service-ticketing system software such as Angus.
