Requirements
  • A high school diploma or equivalent is required.
  • A valid driver's license and reliable transportation are required.
  • At least 2 years of multifamily property maintenance experience is required.
  • EPA Certification, Type II or Universal, is required.
  • Working knowledge of HVAC systems, plumbing, electrical systems, pool and spa maintenance, and appliance repair is required.
  • Ability to diagnose and resolve maintenance issues independently is required.
  • Experience with preventative maintenance programs and property upkeep is required.
  • Ability to read, write, and speak English to communicate with residents and vendors, process company paperwork, and interpret safety and operating manuals and procedures is required.
  • Ability to provide basic maintenance tools, including HVAC gauges if certified, is required.
  • Availability to work standard community hours, including evenings and weekends, is required.
  • Availability to participate in an on-call rotation and provide after-hours emergency services with support from the Maintenance Supervisor is required.
  • Ability to stand, climb stairs, walk, balance, stoop, kneel, crouch, crawl, push or pull equipment, climb ladders, operate tools, reach above the shoulders, and lift up to 75 pounds regularly is required; heavier lifting may require assistance.
  • Ability to communicate effectively with residents, vendors, and team members is required.
Responsibilities
  • Complete service requests in occupied and vacant apartment homes, including plumbing, electrical, HVAC, appliance, and carpentry repairs.
  • Diagnose and troubleshoot maintenance issues, determine appropriate solutions, and escalate complex repairs when necessary.
  • Perform preventative maintenance on building systems, equipment, and apartment homes.
  • Service and maintain HVAC systems, including furnaces, air conditioners, heat pumps, and related components.
  • Repair and maintain residential appliances, plumbing systems, and electrical fixtures.
  • Assist with make-ready processes to prepare apartment homes for new residents.
  • Maintain the cleanliness and condition of the property, including grounds, common areas, and amenities.
  • Walk the community regularly to remove debris and maintain a clean, safe environment.
  • Use blowers and sweepers to maintain sidewalks, parking areas, and walkways.
  • Support pool and spa maintenance, including cleaning, inspections, and safety checks.
  • Complete assigned work orders accurately and document completed tasks in property management systems.
  • Interact professionally and courteously with residents, vendors, and team members.
  • Respond to service requests in a timely and effective manner.
  • Communicate with the Maintenance Supervisor regarding work progress, challenges, and support needs.
  • Participate in team meetings, training sessions, and ongoing skill development.
  • Follow company safety policies and procedures, including OSHA, Fair Housing, ADA, and HAZCOM standards.
  • Use appropriate safety equipment and follow proper handling procedures for tools and materials.
  • Maintain awareness of utility shut-offs, safety systems, and emergency procedures.
  • Keep work areas clean, organized, and compliant with safety standards.
