Responsibilities
  • Support the real estate team in sourcing, underwriting, due diligence, and investor communications.
  • Perform financial modeling analysis and valuation work on potential acquisitions.
  • Interface with internal and external functional areas, including executive leadership, external partners, attorneys, brokers, and lenders.
  • Prepare investment memos and ancillary reports for senior management and outside investors.
  • Generate, aggregate, and synthesize market information from third-party reports and first-party research for asset management and growth initiatives.
  • Complete timely and accurate analysis of real estate documents, including contracts, financial statements, leases, loans, and other transaction documents.
Desired Qualifications
  • Full-cycle industrial outdoor storage or traditional industrial acquisition experience, including underwriting, due diligence, entitlements, title analysis, third-party report management, and consultant oversight.
  • Experience preparing investment memos, offering memoranda, or similar deal-specific analytical materials.
  • Experience building Excel financial models for developments, individual property acquisitions, or multi-property portfolios, including valuation assumptions, debt assumptions, and partnership waterfalls. Building models from scratch is helpful; auditing and manipulating existing models to meet deal demands is also relevant.
  • Rental and sales comparable analysis, including justifying likely market rents, growth rates, and exit cap rates using past and forthcoming market activity.
  • Geographic market research and analysis that identifies demand trends at the property, MSA, and macroeconomic levels.
  • Experience pitching investment opportunities to third-party investors or internal investment committees, including preparing related memos.
  • Experience working in entrepreneurial or institutional real estate firms.
