Community Manager
About the job
- Three years of experience as a Community Manager for a community of 400 or more units.
- Excellent problem-solving, interpersonal, communication, leadership, and supervisory skills.
- Excellent sales skills.
- Ability to read, analyze, and interpret general business periodicals; write reports and business correspondence; and perform basic mathematical calculations involving discounts, interest, commissions, proportions, percentages, and area.
- Ability to solve practical problems and work with a variety of concrete variables where limited standardization exists.
- Knowledge of property-level operations software, Outlook, Internet software, Excel, and Word.
- Successful completion of a background screen and drug test is required.
- Supervise the overall operations and performance of the property.
- Hire, train, and develop a competent team.
- Manage daily operations directly or indirectly, including reviewing daily rent recommendations and identifying opportunities to maximize income.
- Collect rents and implement timely legal delinquent-rent procedures.
- Ensure resident insurance compliance procedures, screening criteria, resident retention procedures, weekly reports, invoice approvals, data input, and other required reports are completed accurately and timely.
- Review and analyze monthly performance, complete variance reports, and initiate annual budgets and forecasts.
- Identify market challenges and educate the staff and regional manager about competitors and marketplace conditions.
- Create effective marketing plans.
- Ensure recurring contract work, including unit cleaning, painting, and landscaping, is routinely bid to maintain quality and price.
- Confirm contractor insurance and lien-waiver requirements comply with policy.
- Monitor the quality and timeliness of contractor performance.
- Implement OSHA and other safety procedures, educate the team on safety precautions, conduct routine safety meetings, and maintain current Material Safety Data Sheet information.
- Identify potential repairs or capital projects with the maintenance supervisor.
- Confirm curb appeal meets corporate and regional-manager standards.
- Identify actual or potential risk-management issues.
- Read, follow, and implement company and employee handbooks, property policy manuals, and other governing documents.
