Requirements
  • Experience and working knowledge of heating, ventilation, and air conditioning systems and controls.
  • Experience and working knowledge of plumbing, mechanics, electrical systems, carpentry, pneumatics, roofing, painting, drywall installation and repair, masonry including concrete pours, basic construction, basic computer skills, and blueprint reading.
  • Ability to work well with others, lead by example, and demonstrate professional behavior.
  • Ability to foster and maintain vendor relationships and maintain a positive attitude during stressful situations.
  • Ability to maintain a professional appearance and be well groomed.
  • Ability to communicate effectively in person, by phone, text, and email.
  • Ability to represent the organization professionally in interactions with vendors, contractors, and internal departments.
Responsibilities
  • Complete and document weekly interior and exterior walk-throughs of the buildings and complex to ensure cleanliness and identify neglected or repair-needing areas.
  • Implement action plans for safety concerns related to building cleanliness and maintenance.
  • Implement new cleaning processes and related contractors as needed.
  • Coordinate and supervise contractors retained for facilities-related work.
  • Perform building-related repairs inside and outside all buildings, grounds, and properties.
  • Oversee contractors and vendors involved in maintenance and repairs and manage contractors for building upgrades when requested.
  • Maintain and repair heating, ventilation, and air conditioning systems and related systems.
  • Manage contractors and subcontractors responsible for maintenance and preventive maintenance of heating, ventilation, and air conditioning and related systems.
  • Secure contracts and quotes needed to maintain heating, ventilation, and air conditioning and related systems using standard selection methods.
  • Maintain security systems, related security protocols, and the overall security integrity of the buildings, grounds, and properties.
  • Carry out security-related special projects when requested by the Facilities Manager.
  • Upgrade software, firmware, and hardware for all security systems.
  • Recruit and maintain subcontractors and contacts related to the various security systems.
  • Ensure buildings are locked down and secure after hours, during the day, holidays, special events, and periods when the facility is dark.
  • Provide training related to the security systems.
  • Turn over production-related building sections during production periods and instruct facilities personnel and contractors to remain clear unless explicitly instructed or invited to enter.
  • Create and maintain a safety program and protocols for the building work environment.
  • Coordinate with departments to help maintain a safe working environment for the building, production shop, and show productions.
  • Maintain records of maintenance, training, incidents, hardware, and personnel.
  • Ensure personnel follow in-house safety procedures, including lockout/tagout, hot work permits, and fire watch.
  • Conduct periodic fire, water, and other drills.
  • Receive, sort, and store incoming freight, packages, and deliveries and assist with outgoing shipments when requested.
  • Review quarterly expense reports for anomalies, errors, and unexplained expenses and report findings to the Facilities Manager.
  • Protect the integrity of the budgeting process and report areas of concern.
  • Prepare spaces and equipment for changeover cycles, including completing repairs and incoming-show projects.
  • Prepare spaces for load-out and load-in sets, props, and hardware.
  • Account for tools needed for changeover work and maintain adequate consumables so changeover work is not interrupted.
  • Ensure the Facilities Department is ready and able to work the hours necessary to meet the changeover schedule.
  • Control appropriate attic stock for building, show, and general operations, including maintenance supplies, tools, consumables, fixtures, cabling, fuels, and replacement parts.
