Requirements
  • Trade school training and a minimum of 10 years of experience in building operations, or an equivalent combination of education and experience.
  • A minimum of 7 years of building maintenance experience in a commercial property, including supervisory experience.
  • An appropriate trade license or permit as required, such as a Journeyman or Master Electrician License, Refrigeration Certificate of Fitness, High Pressure Boiler License, or High Pressure Steam Operator license.
  • Experience operating, maintaining, and performing basic repairs on HVAC systems, boilers, heaters, pumps, refrigerant systems, compressors, and water systems.
  • Familiarity with Energy Management Systems, programming, fire alarm systems, and Building Management Systems.
  • Knowledge of energy management systems, techniques, and operations.
  • Thorough knowledge of building systems operations, maintenance, and repair.
  • Basic skills with Microsoft Office Outlook, Word, and Excel.
  • A thorough understanding of HVAC, electrical, and building automation systems.
  • The ability to understand and give general instructions in standard situations.
  • The ability to effectively present information.
  • Strong organizational and analytical skills.
  • A strong customer service orientation.
  • The ability to work shift work, overtime, and/or on-call duties when required.
  • The ability to stoop, stand, climb, and frequently lift at least 50 pounds of equipment, and safely install rigging or lifting devices.
  • The ability to lift and carry objects weighing up to 50 pounds for distances of up to 30 feet.
  • The ability to work extended periods without relief when responding to priority or emergency situations.
  • The ability to climb ladders and stairs.
Responsibilities
  • Supervise engineers and maintenance staff, including hiring, training, performance assessments, and personnel development.
  • Review daily work orders and assign tasks as necessary; monitor repeat problems and make corrective suggestions.
  • Work with the Regional Director of Engineering to implement corporate and regional engineering goals.
  • Oversee and inspect engineering staff work to confirm completion, equipment functionality, and client-space condition.
  • Ensure compliance with applicable codes, requisitions, government agencies, and company directives related to building operations.
  • Assist with new business development and acquisition of new management contracts when needed.
  • Formulate and implement a preventive maintenance program so building machinery and systems meet or exceed their rated life.
  • Perform assigned repairs, emergency maintenance, and preventive maintenance, and complete required maintenance and repair records.
  • Inspect fire alarms, HVAC, and plumbing systems to ensure equipment operates within design capabilities and achieves client-prescribed environmental conditions.
  • Review assigned work orders, estimate time and materials, maintain adequate supplies and tools, and order necessary materials.
  • Consult with clients to schedule preventive maintenance and downtime to minimize business interruption and inconvenience.
  • Respond quickly to emergency situations and summon additional assistance as needed.
  • Manage the energy management program to operate systems efficiently and minimize operating costs.
  • Communicate proactively with tenants, clients, property management, and vendors.
  • Perform other assigned duties.

Transwestern JV to Develop 529 KSF Savannah Project

Transwestern JV to develop 529 KSF Savannah project. The two industrial buildings will be part of a larger campus. A joint venture between Transwestern Development Co. and Transwestern Investment Group - on behalf of a separately managed account - will develop Buildings 5 and 6 at North Gate Industrial Park in Savannah, Ga. The partnership acquired a 30.7-acre site for the facilities, which are set to total 528,560 square feet. Construction will start later this month. The project team includes The Conlan Co., Randall-Paulson Architects and Kern & Co. JLL will handle leasing efforts. Transwestern will develop a 240,560-square-foot rear-load building and a 288,000-square-foot front-load facility, each with 36-foot clear heights, dock-high loading doors and multiple points of ingress and egress. Additionally, the properties will have on-site trailer storage, 2,500 square feet of office suites and car parking spots. North Gate Industrial Park already has three completed buildings. Those total 853,019 square feet and traded last year, when Greenland Developers sold them to The Orden Co. The campus is 11 miles from Savannah/Hilton Head International Airport. Downtown Savannah is within 15 miles southeast. The facilities will have direct access to interstates 95 and 16. Savannah's growing industrial inventory. Savannah had 3.3 million square feet of industrial space under construction at the end of the third quarter, according to a CBRE report. Between July and September, 743,000 square feet came online and 431,000 square feet broke ground. In June, Capital Development Partners obtained financing for the development of three speculative industrial facilities totaling 1.2 million square feet. The warehouses will be part of Central Port Logistics Center. At the beginning of the year, a joint venture between Trinity Capital and Barings started work on the second phase of Horizon 16 Industrial Park. Plans call for 1.5 million square feet across six buildings at full build-out.
