Requirements
  • An active Georgia real estate license with continuing education hours completed and kept current.
  • Working knowledge of Lasso, Newstar, and Buzzsaw for daily sales and prospect-management activities.
  • Knowledge of community floor plans, exterior designs, structural options, included and optional features, HOA dues, home-site releases and premiums, contracts, mortgage options, closing costs, and the home-buying process.
  • Ability to stand and walk for four hours continuously or up to a full eight-hour day, sit for extended periods, kneel, bend at the waist, use stairs, walk on uneven terrain, use hands for handling and reaching, communicate verbally, and hear.
  • Ability to lift or move up to 25 pounds.
  • Ability to perform the required close, distance, color, and peripheral vision tasks.
Responsibilities
  • Assist leads and prospects throughout the new-home-buying process while meeting or exceeding sales goals.
  • Represent The Providence Group ethically and professionally and communicate company, community, home, and design policies and procedures.
  • Set and manage buyer expectations and initiate, monitor, and expedite the home-buying process through closing.
  • Prepare and maintain a community book containing plans and structural options, base-price sheets and lot premiums, included-features lists, selection sheets with option pricing, and community, school, utility, HOA, and other required information.
  • Enter new and repeat prospects into Lasso daily and follow up according to the Sales Training Guide.
  • Maintain current information about community facilities and services and present it accurately to realtors, buyers, and prospects.
  • Monitor competitors’ communities, including weekly visits, monthly reports, and competitor interest-list registrations.
  • Meet monthly and quarterly sales and closing goals and execute the company sales process and Sales Training Guide.
  • Respond to departments and management within 24 hours while in the office.
  • Submit completed paperwork and full deposits to the corporate office within 48 hours of a binding agreement, with any earnest-money-deposit payment plans approved in the contract stipulations.
  • Operate the sales center during designated company hours.
  • Prepare and maintain the model home, sales center, inventory homes, signs, maps, flyers, marketing materials, and community presentation.
  • Walk or drive the community daily and inspect inventory homes and homes under contract to monitor condition and construction progress.
  • Coordinate weekly community meetings and submit the required weekly community form to the Vice President of Sales and Division President.
  • Follow up weekly with the builder on started-home backlogs and every two weeks or more frequently on backlogs for homes not started.
  • Inspect the model home monthly with the builder and identify corrective items.
  • Develop and complete sales presentations, demonstrate model homes, home sites, and inventory homes, identify prospect needs, and complete visitor registration and prospect follow-up.
  • Complete company paperwork, sales training, and role-play before selling homes.
  • Maintain communication with construction teams, preferred lenders, departments, co-op realtors, prospects, and buyers.
  • Provide prompt attention to customer concerns and coordinate assistance from the appropriate party.
  • Complete weekly realtor visits, flyer drops, outreach, and realtor and Home Builders Association functions.
  • Generate referral sales, develop realtor relationships, plan community realtor events, and follow up on online-marketing leads within 24 hours.
  • Submit marketing requests and maintain current professional collateral, marketing folders, business cards, pricing, floor plans, included features, HOA documents, lender information, site maps, base prices, and inventory sheets.
  • Ensure pricing in FMLS matches the company website and inventory sheets.
  • Recommend and promote community incentives to achieve sales goals.
  • Complete final amendments, commission agreements, commission vouchers, and Exhibit C contract reviews 30–45 days before closing.
  • Follow the Community Sales Manager Agreement and other policies and procedures.
