Requirements
  • A bachelor's degree is required.
  • A minimum of 3–5 years of experience in real estate, planning, development, or a related field is required; related coursework may qualify as experience.
  • Strong teaming and collaboration skills, including virtual collaboration with colleagues in multiple locations.
  • Ability to deliver and interpret qualitative and quantitative research data and synthesize information into meaningful and actionable recommendations and results.
  • Proven ability to successfully manage multifaceted projects in a complex setting.
  • Familiarity with real estate asset types including laboratory, office, residential, hotel, and retail or restaurant uses.
  • Experience with Commonwealth of Massachusetts and City of Boston or Cambridge permitting processes.
  • Strong time management skills with the ability to manage multiple priorities and meet deadlines with keen attention to detail.
  • Ability to prioritize multiple tasks and deadlines simultaneously while interacting with individuals across all levels of the organization and externally.
  • Ability to communicate difficult or sensitive information tactfully.
Responsibilities
  • Deliver comprehensive real estate asset management, financial analysis, and project execution across a diverse portfolio of commercial properties.
  • Develop, prioritize, and implement recommendations for University leadership arising from asset management analysis of financial performance, utilization, and market positioning.
  • Establish, document, and refine scalable asset management policies, procedures, and standards across the University's diverse real estate holdings.
  • Serve as the primary connector between HUHRE Operations, Leasing, and Finance by owning cross-functional workflows, resolving intersecting priorities, and leading cross-team initiatives.
  • Build financial models for multitenanted commercial properties to project cash flows, expenses, and net operating income over various time horizons.
  • Perform financial analyses comparing commercial lease deals with varying rental rates, lease terms, free-rent periods, construction build-out costs, and other expenses, including like-for-like comparisons.
  • Maintain analytical tools and processes to ensure thorough, actionable, and reliable analytical studies and recommendations.
  • Analyze potential acquisition and disposition opportunities across office, retail, residential including affordable housing, and laboratory spaces.
  • Perform scenario analyses and development feasibility studies for the current portfolio and potential acquisition sites based on research and data.
  • Assist with due diligence for portfolio acquisitions and dispositions, including gathering data on leases, service contracts, and financial information.
  • Develop presentations that analyze and interpret financial data and draw actionable conclusions for senior HRE team members and University leadership.
  • Prepare economic analyses comparing lease terms with market conditions and pro forma projections for leadership decision-making.
  • Create quarterly and annual reports for internal University stakeholders, including the HUHRE Year in Review document.
  • Research general market and economic conditions, including market vacancies, absorption, rents, and new construction, and summarize and disseminate trends informing leasing strategy.
  • Evaluate competitive buildings, relevant sale and lease comparables, economic drivers, and historic market rents to support future planning.
  • Perform other duties related to the advancement of HUHRE goals as assigned.
