Requirements
  • Three to five years of similar or related experience, including preparatory experience.
  • A high school degree or equivalent.
  • A state-approved driver's license.
  • Knowledge of janitorial equipment and maintenance procedures.
  • Basic understanding of blueprints and the operation of electrical, mechanical, heating, cooling, and plumbing equipment.
  • Good mechanical and problem-solving abilities.
  • Ability to work independently and coordinate well with others while professionally assisting members as needed.
  • Ability to operate drills, electrical tools, meters, timers, hand tools, and related machinery; use a computer; and read email regularly.
  • Ability to perform primarily sedentary work with limited physical exertion and occasional lifting of up to 10 pounds.
  • Ability to climb and descend stairs in an emergency situation.
  • Ability to operate routine office equipment, including a telephone, copier, facsimile, and calculator.
  • Ability to work extended hours when required or requested by management.
  • Ability to maintain regular, reliable, and timely attendance.
  • Ability to work indoors in a climate-controlled shared work area and outside in varying heat and cold.
  • Ability to read and carry out written instructions and follow oral instructions.
  • Ability to speak clearly and deliver information in a logical and understandable sequence.
  • Ability to deal calmly and professionally with diverse personalities and demonstrate high levels of customer service and discretion.
  • Ability to work independently or with limited supervision, manage multiple simultaneous and changing priorities, and maintain composure under deadlines and accuracy requirements.
  • Ability to exercise discretion when handling confidential internal and external matters.
Responsibilities
  • Ensure all buildings, areas, and grounds are safe for employees and visitors.
  • Develop and adhere to the annual facilities budget, and create detailed proposals for facilities projects over $1,000 or when directed.
  • Oversee facility maintenance, including plumbing, electrical, heating, ventilation, and air conditioning, telephone systems, lighting, drive-up systems, sound and music systems, power generation and backup systems, structural systems, roofs, painting, elevators, and appliances.
  • Purchase new or replacement equipment and electronically track facility issues and actions taken.
  • Monitor and ensure contractor compliance for landscape, janitorial, heating, ventilation, and air conditioning, carpet, elevator, and snow-removal contracts.
  • Coordinate and track janitorial, grounds-maintenance, and waste-disposal contracts at all branches.
  • Prepare bid specifications and oversee contract implementation.
  • Maintain a file of vendors for all facility-related functions and service-level agreements for janitorial, landscaping, and snow-removal vendors.
  • Manage building preventive-maintenance schedules and perform minor repairs, including plumbing, wallpaper, painting, light bulbs, and minor irrigation repairs.
  • Maintain company vehicles and electronic records of vehicle maintenance.
  • Maintain adequate inventory of maintenance products used in all buildings.
  • Monitor the facilities ticket system for Advia-managed properties and provide dispatch services to assist other locations with facility issues.
  • Perform regional travel for quarterly property assessments and special projects as needed.
  • Comply with applicable laws and regulations, including the Bank Secrecy Act, the Patriot Act, and the Office of Foreign Assets Control, and follow policies and procedures to minimize risk.
