Requirements
  • An Associate's Degree or commensurate selection-criteria experience is required.
  • Demonstrated experience maintaining a calm and professional demeanor when handling stressful situations.
  • Proven experience coordinating multiple projects or assignments simultaneously and completing assigned tasks accurately and on time, including project management from planning through completion.
  • Demonstrated experience effectively handling customers and providing excellent service.
  • Proven experience working in a customer-oriented field, articulating complex technical information through phone and written communication, and delivering adverse responses positively.
  • Proven work experience directing others to initiate recommended actions to solve problems or increase efficiency.
  • Proven knowledge of electrical, heating, ventilation, air conditioning, and plumbing, with experience directly supervising these trades.
  • Proven knowledge, experience, and aptitude in painting, carpentry, janitorial, laundry, groundskeeping, moving, and general repairs at a supervisory level.
  • Proven willingness to respond at any time to emergencies, equipment failures, or staffing problems.
  • Proven ability to read and interpret blueprints and specifications.
  • Demonstrated verbal and written communication skills for clearly conveying information to internal and external customers and communicating business needs between internal groups and external vendors.
  • Demonstrated ability to interact and communicate effectively with all levels of staff and management.
  • Proven ability to recognize personnel problems proactively and take corrective action.
  • Demonstrated knowledge of tools and equipment used in building operations.
  • Demonstrated specialized knowledge of safety and Occupational Safety and Health Administration requirements, with the ability to train others.
  • Proven ability to read and comprehend oral and written instructions.
  • Working knowledge of word-processing, communication, and spreadsheet applications.
  • Working knowledge of proprietary applications supporting mechanical systems and services, such as SamTrak, Circon, and Tracer.
  • A valid in-state driver's license with a satisfactory and safe driving record is required upon hire.
  • Ability to stand, walk, sit, stoop, reach, bend, kneel, crouch, crawl, push, balance, climb, and lift regularly, including lifting up to 50 pounds unassisted and over 50 pounds assisted.
  • Ability to verbally communicate and exchange accurate information with customers and associates regularly.
  • Visual acuity to read and interpret correspondence, procedures, reports, forms, and electronic documents; inspect small defects and parts; operate machinery; and use measurement devices continuously.
  • Ability to prepare written correspondence, reports, and forms using prescribed formats.
  • Written communication conforming to rules of punctuation, grammar, diction, and style.
  • Ability to apply logical thinking to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to work safely from a 32-foot extension ladder, scaffolding, and a man-lift up to 120 feet.
  • Ability to safely use manual tools and power equipment common in construction trades.
  • Ability to handle hazardous materials safely and tolerate exposure to electrical, mold, solvent, noise, dirt, odor, and temperature hazards.
  • Ability to work in indoor and outdoor environmental conditions.
  • Ability to work extended hours during peak workloads or special projects or events.

Responsibilities
  • Organizes and supervises activities and assigns tasks for associates.
  • Maintains schedules and ensures all shifts are staffed with adequate manpower for related tasks.
  • Maintains repair parts and inventory for stock items within the areas of responsibility.
  • Personally performs and/or directs major and complex maintenance tasks.
  • Directly supervises janitorial contractors and other cleaning work performed by associates.
  • Inspects buildings and grounds daily to ensure quality interior and exterior maintenance, documents deficiencies, and arranges corrective action.
  • Recruits, hires, trains, and develops maintenance staff; provides daily coaching, administers the performance-management program, creates and implements development plans, and sets associate goals.
  • Assists with oversight of contracted services.
  • Conducts inspections to ensure work is performed safely, skillfully, and in compliance with safety regulations and practices.
  • Prepares and holds bimonthly safety meetings for facilities-management associates.
  • Manages daily building operations, including electrical and heating, ventilation, and air-conditioning repairs and issues.
  • Serves as primary backup to the building operations manager and oversees building and personnel operations.
  • Complies with all company policies and standards.
