- A minimum of two years of full-time experience in apartment maintenance or a trade requiring basic knowledge of electricity, plumbing, carpentry, painting, and heating, ventilation, and air conditioning.
- A high school diploma or equivalent is required; technical certification is a plus.
- EPA refrigerant transition and recovery certification is required.
- Strong verbal and written communication skills in English are required to interact effectively with team members, residents, vendors, and other stakeholders.
- Bilingual Spanish is a plus.
- Own a basic set of hand tools.
- Possess a valid driver's license, good driving record, and auto insurance.
- Be able to perform work responsibilities at other locations and travel within major metropolitan areas, with possible overnight stays in other cities.
- Be able to work some weekends as needed.
- Be able to sit, stand, climb, stoop, and remain at a desk for up to eight hours or more if needed.
- Be able to walk the property for up to eight hours or more in various weather conditions.
- Be able to climb stairs.
- Be able to lift up to 30 pounds as needed.
- Complete resident service requests within 24 hours whenever possible.
- Implement and manage the system for handling resident service requests, schedule the staff on-call rotation, and assist with service as necessary.
- Conduct business in accordance with company policies and procedures and applicable state and federal laws, including the Americans with Disabilities Act, Fair Housing requirements, and Occupational Safety and Health Administration requirements.
- Assist in distributing flyers and other materials.
- Keep safety materials current and accessible, monitor the physical property, and immediately correct unsafe conditions.
- Maintain accurate records of preventive maintenance, service requests, and make-ready status for vacant apartments.
- Schedule and perform minor and routine maintenance on appropriate equipment and inspect and maintain all tools.
- Diagnose and perform minor or routine maintenance and repairs involving electrical and plumbing systems, air conditioning and heating systems, appliances, water irrigation systems, stairs, gates, fences, patios, railings, tile, carpet, flooring, roofing, gutters, fasteners, interior and exterior lights, fireplaces, ceiling fans, gas fixtures and appliances, shutters, doors, cabinets, windows, sliding glass doors, boilers, gas and electric systems, door locks, mailboxes and locks, security systems, ceiling leaks, walls, pool areas, tile, hot tubs or spas, and pool furniture.
- Handle on-call duties whenever needed.
- Participate in standby emergency schedules for evening, weekend, and holiday coverage.
- Assist in preparing the property for inspections.
- Perform additional duties assigned by the property manager or Regional Community Supervisor.
- Technical certification.
