Requirements
  • A bachelor's degree from an accredited four-year college or university, preferably in business, finance, real estate, or analytics.
  • At least 5 years of experience in revenue management, property management, or leasing and marketing.
  • Detailed knowledge of student or multifamily housing.
  • Ability to manage a high volume of property-level data with timeliness and precision.
  • Experience leading, mentoring, or directly supervising analytical staff.
  • Advanced Microsoft Excel skills and working proficiency with business intelligence and reporting tools such as DOMO or Power BI.
  • Strong written and verbal communication skills, including the ability to present findings and recommendations to senior leadership.
Responsibilities
  • Execute and own revenue performance across a portfolio of student housing assets, ensuring pricing, occupancy, and revenue strategies align with financial and asset-level objectives.
  • Develop, maintain, and refine portfolio-level revenue, occupancy, and rate growth projections.
  • Implement asset-level pricing, concession, and leasing strategies to achieve revenue growth and occupancy targets.
  • Apply differentiated approaches across assets based on performance, seasonality, and local market conditions.
  • Identify underperforming and outperforming assets, assess portfolio-wide risks and opportunities, and take corrective action or escalate data-driven recommendations.
  • Validate property-level pricing against business intelligence outputs, competitive data, field intelligence, and local market dynamics.
  • Translate corporate and portfolio revenue strategies, outputs, and market intelligence into asset-level pricing, concession, and leasing execution plans.
  • Review and approve floorplan-level pricing recommendations.
  • Develop and maintain property- and portfolio-level revenue and leasing forecasts, integrating historical performance and real-time operational insights.
  • Review revenue management reporting prepared by the Senior Analyst, identify variances, and drive corrections or opportunities.
  • Monitor key performance indicators including occupancy trends, leasing pace, rate realization, and revenue per bed.
  • Identify variances, risks, and opportunities, driving tactical adjustments and keeping forecasts aligned with strategic priorities and market dynamics.
  • Evaluate leasing velocity, demand trends, and pricing performance to inform tactical adjustments.
  • Own the revenue, occupancy, and rate components of the annual property budget process in partnership with Operations and Asset Management.
  • Present portfolio performance, pricing strategy, and forecast updates to leadership, investment partners, and third-party management clients.
  • Monitor competitive pricing, market conditions, and macro demand drivers at the asset and portfolio levels.
  • Direct the use of internal key performance indicators and third-party data sources, including College House, Axiometrics, CoStar, and proprietary surveys, to benchmark portfolio performance and validate pricing decisions.
  • Incorporate real-time leasing results and field intelligence into pricing, forecasting, and system decisions.
  • Partner with Operations, Asset Management, Marketing, and Systems teams to understand property performance, campaign effectiveness, and demand impacts.
  • Own the definition, tracking, and reporting of non-revenue operational key performance indicators across the portfolio, including reputation, maintenance service performance, and staffing.
  • Monitor online reputation and resident satisfaction metrics and partner with Operations and Marketing on corrective action plans.
  • Track maintenance performance, including work order completion times, turn readiness, preventive maintenance compliance, and vendor performance, escalating risks to occupancy or resident experience.
  • Own the daily, weekly, and monthly operational reporting package produced by the Senior Analyst.
  • Ensure data integrity across operational reporting sources by reconciling discrepancies and establishing consistent definitions for shared metrics.
  • Translate operational data into recommendations that improve efficiency, resident experience, and property-level results.
  • Oversee the Operations Strategy team, set priorities, review work product, and build analytical capability.
  • Delegate recurring analysis, reporting, and validation work while retaining ownership of accuracy, timeliness, and quality.
  • Provide coaching, feedback, and performance management aligned with departmental goals.
  • Perform other duties assigned by the supervisor to support revenue and operations initiatives.
  • Travel periodically to conduct asset and market tours across the portfolio.
