Free parking at Houston's Galleria garages will end. Here's how much shoppers will pay.

Free parking at Houston's Galleria garages will end. Here's how much shoppers will pay. New parking fees range from $2 to $25 starting November 2. No more free parking at the Houston Galleria HOUSTON - A trip to one of Houston's most recognizable shopping destinations is about to come with an additional cost. Beginning Nov. 2, The Galleria will begin charging visitors to park in its garages, ending the longstanding practice of offering complimentary self-parking to shoppers. The change comes as the shopping center prepares to introduce what its operator, Simon Property Group, describes as a "modern parking system" intended to make parking more convenient to visitors. The new fees will affect a shopping destination that attracts both Houston-area residents and tourists, with hundreds of stores, restaurants and entertainment options. How much will parking cost at The Galleria? According to Simon, visitors will pay the following rates: * Up to four hours: $2 * Four to seven hours: $5 * Up to 24 hours: $25 For shoppers making a quick trip, the new system means paying at least $2 to use the mall's parking garages. Those planning to spend more time at the shopping center, whether dining, shopping or enjoying attractions such as the indoor ice-skating rink, could face higher fees depending on the length of their visit. The Galleria has not specified whether there will be a grace period for drivers who enter and leave a garage without parking or how visitors will pay the new fees. Which parking garages will be affected? The Galleria currently advertises free self-parking in several garages throughout the property, including its Yellow, Brown, Green, Orange and Red garages. The shopping center also offers paid express parking in select surface lots along Westheimer Road and on Level 3 of the Yellow Garage. Valet parking is available at several locations. According to the mall's website, The Galleria has approximately 13,000 parking spaces across seven garages. Will shoppers still have options for free parking? Some shoppers may still be able to avoid paying parking fees. Simon said individual retailers may offer parking validation at their discretion, potentially allowing customers to have their parking costs covered. However, the company has not announced which stores will participate or whether customers will need to make a purchase to qualify. Employees will continue to park for free in designated areas, according to the company. Why is The Galleria charging for parking? Simon has not provided a detailed explanation for the decision beyond describing the new system as an effort to provide more convenient parking. In a statement to KPRC 2, a Simon spokesperson said: "Beginning November 2, The Galleria will introduce a modern parking system designed to provide convenient parking for guests visiting to shop, dine, and enjoy the center. A flat parking rate will apply in The Galleria garages: $2 for up to four hours, $5 for four to seven hours, and $25 for up to 24 hours. Select retailers may offer parking validation at their discretion, and employees will continue to park free in designated areas." Simon spokesperson The company has not disclosed how much revenue it expects to generate from the new parking fees or how that money will be used. The Galleria is one of the largest shopping centers in Texas. According to Simon, the property spans approximately 2.4 million square feet and features about 400 stores and restaurants, two hotels and three office towers. Its attractions include an indoor ice-skating rink, dozens of dining options and major department stores, making the center a destination for visitors beyond traditional retail shopping.

After Southridge Mall sale, demolition soon for Boston Store.

After Southridge Mall sale, demolition soon for Boston Store. By: Reuters//October 12, 2026// THE BLUEPRINT: * Barrett Lo Visionary Development acquired the Boston Store property at Southridge Mall in Greendale, Wis. for $3.3 million. * Plans include 740 market-rate apartments and 20,000 square feet of retail. * The Southridge Mall sale was approved by Milwaukee County Circuit Judge William Pocan. * New owner will be tied to Spinoso Management Group and will assume a $101.9 million loan. By JACK ALBRIGHT and TOM DAYKIN, Milwaukee Journal Sentinel USA TODAY Network via Reuters Connect Southridge Mall's stalled redevelopment efforts may be getting a big boost after the mall's sale − planned since 2021 − won court approval Oct. 6, starting with the former Boston Store property. BLVD Southridge LLC, an affiliate of Barrett Lo Visionary Development, is planning to begin demolition of the 14.8-acre property in October and start construction by May 2027, Greendale Village Manager Mike Hawes told the Milwaukee Journal Sentinel in an email on Oct. 9. BLVD acquired the property, at 5300 S. 76th St., for $3.3 million in May to turn it into upscale market-rate apartments and retail amenities. Current plans call for 740 units, about 20,000 square feet of retail space and a 15,000-square-foot public green space. A spokesperson for Barrett Lo Visionary Development confirmed the timeline, but told the Journal Sentinel it did not have any more information. The mall, not including the separately owned department store anchors, is being sold by an affiliate of Simon Property Group Inc. to the newly formed Southridge Mall Member LLC, according to an Oct. 6 order from Milwaukee County Circuit Judge William Pocan. "We are encouraged by the sale of Southridge Mall after years of uncertainty," Hawes wrote in a statement, adding that mall operations and management would continue as they have been in the near term. The purchase price includes Southridge Mall Member assuming the mall's $101.9 million loan, along with providing $7 million in cash, court documents said. The new owner is tied to Syracuse, New York-based Spinoso Management Group LLC, which a judge in 2020 appointed as receiver to operate Southridge, according to court records. An affiliate, Spinoso Real Estate Group LLC, and Denver-based Wynkoop Financial own a joint venture which is assuming the loan's repayment as part of the purchase agreement, court records show. Spinoso has developed a good relationship with the Village of Greendale, and "has developed a good understanding of the local market and a shared vision with the Village on the future of Southridge Mall," according to a court filing by a JP Morgan Chase affiliate, which filed the foreclosure suit. Carmen Spinoso, chairman and CEO of Spinoso Real Estate Group, did not respond to multiple requests for comment. Southridge's sale has been around six years in the making. Court records show Barclays Bank PLC, based in the United Kingdom, provided a $125 million loan in 2013 to mall owner Southridge LP, an affiliate of Simon Property Group Inc. − which operates malls throughout the nation. That loan came around a year after Indianapolis-based Simon attracted Macy's as a department store anchor, as well as other new retailers, to the extensively renovated mall. But, by 2020, the mall's vacancy rate was rising − which included buildings left empty by such former anchors as Kohl's and Boston Store. A foreclosure suit targeting the mall was filed in December 2020. One year later, the Simon affiliate and JP Morgan Chase affiliate, which had assumed the Barclays Bank loan, agreed to a foreclosure judgment and sale. But various legal complications delayed the sale.
