Requirements
  • Experience gained within private practice, a house builder, or a housing association.
  • Chartered Quantity Surveying professional status with MRICS qualification.
  • Experience across commercial and residential sectors.
  • Experience of the procurement and development process from feasibility through practical completion.
  • Ability to prepare estimates, cost plans, budgets, cash flow forecasts, residual cost analyses, interim and final accounts, valuations, and payment certificates.
  • Varied experience in construction sectors; residential development experience is advantageous.
  • Knowledge of forms of appointments and collateral warranties.
  • Cost experience across a wide range of buildings.
  • Ability to work unsupervised.
  • Ability to write technical reports for lay clients.
Responsibilities
  • Manage and undertake a portfolio of development monitoring projects from initial pre-lending appraisal through completion.
  • Undertake initial appraisals of proposed developments, including reviewing borrowers’ cost plans and conducting detailed risk analyses.
  • Prepare initial appraisal reports identifying risks and shortcomings in borrowers’ proposals, together with recommended protective actions and precautions for banks or funders.
  • Undertake regular site inspections and attend progress and valuation meetings.
  • Prepare monthly progress reports for banks or funders.
  • Approve valuations and drawdowns.
  • Prepare initial and subsequent cost estimates for construction and associated project costs.
  • Administer and prepare progress payments throughout projects and final accounts at completion.
  • Advise on and prepare appropriate contract documentation, including forms of appointment and collateral warranties.
  • Undertake pre-contract and post-contract Quantity Surveying roles for project-related work.
  • Manage the financial aspects of building contracts and advise on required approvals, budget changes, and payment amendments.
  • Monitor cash flow and expenditure against approved budgets, explain shortfalls, and apply for and obtain supplemental budgets where appropriate.
  • Provide cost advisory support to Building and other business units.
  • Support cross-team proposals and tenders.
  • Undertake residual cost analyses for Building and other business units, including Corporate Recovery and Valuation assessments of properties and portfolios in the United Kingdom and abroad.
