Requirements
  • Familiarity with plumbing, troubleshooting leaks, and troubleshooting electrical issues.
  • Must have a valid license and vehicle.
  • Minimum 2 years of experience working as a Maintenance Technician in a residential setting such as apartments or condos.
  • Ability to work on-call as needed.
Responsibilities
  • Perform general residential-related work orders assigned by the Facilities Director or Property Manager.
  • Patch and paint common areas or interior units of buildings.
  • Troubleshoot and repair electrical outlets or circuits.
  • Troubleshoot leaks and repair or replace plumbing fixtures, drain lines, P-traps, shower or bathtub valves, and cartridges, and snake drains.
  • Perform carpentry work, including installing baseboards and door casing, repairing cabinetry, assembling furniture and shelving, performing flooring repairs or replacements, and repairing windows or doors.
  • Procure, load, unload, and move materials, and run errands for the Maintenance Department.
  • Assist with preventive maintenance work orders.
  • Clean and paint non-operating mechanical equipment.
  • Perform in-unit HVAC filter changes and HVAC troubleshooting.
  • Check life-safety alarm systems, including replacing carbon monoxide and smoke alarms.
  • Maintain preparedness for emergency response to floods, fires, power outages, earthquakes, and other disasters.
  • Respond to property emergencies as assigned.
  • Communicate proactively, source parts, troubleshoot, and resolve issues.
  • Assist with coordinating and scheduling vendors with tenants.
  • Assist team members with tasks not strictly related to the job description.
Desired Qualifications
  • HVAC certification is preferred but not required.
  • Plumbing certification is preferred but not required.
