Requirements
  • A high school diploma or GED is required.
  • At least three years of residential property management experience, including lease-up activities and a focus on LIHTC properties, is required.
  • Knowledge of both LIHTC and Section 8 regulations and compliance requirements is required.
  • Strong financial acumen and experience with budgeting and financial reporting are required.
  • Proficiency with property management software and Microsoft Office Suite is required.
  • Intermediate computer, Microsoft Suite, and internet knowledge, plus working knowledge of Outlook and Yardi, are required.
  • The role requires accurate intermediate mathematical functions and the ability to use on-site resident management software.
  • The employee must be able to work scheduled hours consistently, work overtime when requested, serve on call as scheduled or needed, and attend after-hours resident events.
  • The employee must be able to access all exterior and interior property areas and amenities, and lift, carry, push, pull, or maneuver up to 50 pounds independently and 100 pounds with assistance.
Responsibilities
  • Oversee daily property operations, including leasing, rent collection, maintenance, and resident relations, and develop and implement policies and procedures to improve operational efficiency.
  • Ensure compliance with LIHTC and Section 8 requirements, including tenant eligibility, income certifications, and reporting; maintain accurate tenant files and regulatory documentation.
  • Prepare and manage operating and capital-improvement budgets, monitor financial performance, prepare financial reports, and ensure timely rent collection.
  • Address resident concerns, resolve conflicts, promote community engagement, and organize resident events and activities.
  • Coordinate maintenance and repairs, ensure the property is well-maintained and meets safety standards, and conduct regular inspections to identify and address maintenance issues.
  • Supervise and train property staff on LIHTC regulations and company policies, and promote teamwork and accountability.
  • Build relationships with local organizations, government agencies, and community stakeholders; stay informed about local housing trends and resources.
  • Maintain the property's occupancy, standards, resident and owner satisfaction, and financial and operational goals while controlling expenses.
  • Attend owner gatherings as required; travel may be to nearby locations or another state.
  • Maintain ongoing personal development and career growth through corporate and external career-path activities.
Desired Qualifications
  • A property management certification such as COS, CPM, CAM, or HCCP is a plus.
