Requirements
  • Two to three years of apartment maintenance experience or equivalent.
  • Knowledge and safe use of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
  • Working knowledge of Occupational Safety and Health Administration standards and Material Safety Data Sheet regulations.
  • High school diploma or General Educational Development credential.
  • Ability to read, write, and communicate effectively about department operating policies.
  • Mathematical ability to add, subtract, multiply, and divide numbers, decimals, and fractions for basic maintenance duties.
  • Ability to apply logical thinking and common sense to define and correct problems and carry out written, oral, or diagrammatic instructions.
  • Proficiency with internet, word processing, spreadsheet, and database management programs.
  • EPA Type I and II or Universal certifications for refrigerant recycling.
  • Current Certified Pool Operator or Certified Spa and Pool Operator certificate.
  • Certifications required by state and local jurisdictions.
  • Current valid driver's license.
  • Ability to meet predictable attendance and punctuality expectations and the physical demands of the position.
  • Ability to work a flexible schedule, including on-call evenings, weekends, and holidays, and perform essential functions unaccompanied.
  • Ability to work inside and outside in all weather conditions, access all areas of the property, walk extended distances, navigate stairs, and operate golf carts where applicable.
  • Ability to push, pull, lift, carry, or maneuver up to 50 pounds independently and 150 pounds with assistance.
Responsibilities
  • Diagnose and repair defects or problems identified through resident service requests and routine property upkeep in accordance with policies, safety standards, and code requirements.
  • Oversee and complete the make-ready process for vacant apartment homes, including inspections, punch lists, vendor scheduling, supply procurement, maintenance tasks, and final inspections.
  • Develop standards for the cleanliness and appearance of grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, offices, garbage areas, parking lots, and common areas.
  • Inspect work performed by service team members, contractors, vendors, and service providers; assess effectiveness, develop corrective action plans, and verify quality and scope compliance.
  • Maintain inventory of spare parts and maintenance materials and coordinate supply and tool orders within budget guidelines.
  • Assist the Community Director with repair, maintenance, and capital expense budgets and support cost-control programs.
  • Complete monthly preventive maintenance procedures.
  • Conduct safety meetings, maintain current and accessible Material Safety Data Sheet documentation, and maintain compliance with Occupational Safety and Health Administration and other safety requirements.
  • Respond to resident and team questions and complaints and assign work orders efficiently and urgently.
  • Monitor compliance with regulatory requirements, organizational standards, and operational processes and report violations.
  • Schedule and perform minor and routine maintenance on equipment and maintain tools.
  • Conduct routine and periodic property inspections to identify safety, risk-management, and repair concerns.
  • Complete service-request documentation and other paperwork accurately and promptly.
  • Identify improvements to increase property efficiency, profitability, and productivity.
  • Attend training classes, apartment association meetings, and other industry events and keep current with industry trends.
  • Lead, direct, and oversee the maintenance process performed by Service Team members.
  • Take on-call shifts during evenings, weekends, and holidays and provide routine travel to assist properties or attend training and business meetings.
