About the company

ALCO Management acquires, renovates and manages affordable apartment communities for families and seniors with limited incomes in Tennessee and neighboring Southeastern states. Its portfolio focuses on older government-assisted housing, which it buys and rehabilitates through federal and state housing programs before operating the buildings as long-term affordable rentals. The company runs these communities on behalf of the owners and investors that finance them, handling leasing, rent collection, maintenance and resident relations, and it also manages some conventional market-rate apartment properties. ALCO was founded in 1974 and is headquartered in Memphis, Tennessee.

Simplify's Take

What believers are saying

  • Reinvestment reaches tough sites: June 2026 reports covered ALCO's completed overhaul of long-troubled Greenbriar Apartments, home to 200-plus Memphis families.
  • Pay is posted openly: ALCO's remote-listed Regional Property Manager (Memphis) role lists $90,000 to $110,000 annually, plus incentives where eligible.
  • Family leadership continues: a December 2025 Memphis Chamber profile said founder's daughter Sarah Jemison would become ALCO's CEO January 1.

What critics are saying

  • Subsidy rules add compliance load: ALCO's Irish Apartments community manager must strictly follow federal Section 8 and tax credit requirements.
  • Maintenance leads carry emergency duty: ALCO's Greenbriar Lead Maintenance Technician posting makes the on-call rotation an essential job function.
  • Site manager base pay is modest: ALCO's Irish Apartments Community Manager role in McEwen, Tennessee, lists $18 to $20 hourly.

What makes ALCO Management unique

  • Rent is federally backed: residents at ALCO's subsidized properties typically pay 30% of income, and federal aid covers the rest.
  • Renovations come with long commitments: ALCO's rehab deals with Tennessee's housing agency keep rents affordable for 15 to 30 years.
  • Residents get support beyond housing: ALCO embeds service coordinators who connect tenants with job training, healthcare and education.
