Requirements
  • A high school diploma or equivalent qualification is required.
  • Familiarity with fundamental plumbing, heating, ventilation, and air conditioning, electrical, groundskeeping, and handyman tasks is required.
  • At least three years of experience in a homeowners association, multifamily, or hotel setting is required.
  • The role requires the ability to lift 50 to 100 pounds while following appropriate safety procedures.
  • The role requires reliable transportation, the ability to work independently and with others, and the ability to complete required forms and work orders.
  • The role requires flexibility to work extended hours, weekends, holidays, and on-call periods when building coverage requires it.
  • The role requires the physical ability to handle, finger, grasp, lift, reach, walk, climb, and perform repetitive wrist, hand, and finger motions.
  • The role requires the ability to work for extended periods while standing or sitting and in heat, cold, wind, and rain.
  • The role requires the ability to navigate the building quickly, detect auditory and visual emergency alarms, and respond appropriately to emergencies.
Responsibilities
  • Maintain electrical and plumbing appliances and fixtures in condominium common areas, including lamps, switches, water closets, and wash basins.
  • Repair doors, doorknobs, door locks, ventilators, floors, ceilings, and walls as needed.
  • Serve as backup to the maintenance supervisor and assist with the supervisor's duties.
  • Perform repairs, maintenance, and replacements for appliances, fixtures, and other components in individual condominium units, including air handlers, light fixtures, kitchen ranges, garbage disposals, dishwashers, basins, tubs, water closets, smoke detectors, doors, and locks.
  • Understand the condominium fire safety system, recognize when it requires service or repair, and supervise and critique outside contractors performing that work.
  • Track fire-extinguisher locations and service dates and initiate recharging, replacement, or other required servicing.
  • Service, maintain, and repair swimming-pool pumps, heaters, filters, and related components, and maintain pool-water quality and temperature.
  • Assist management with records of repairs, servicing, and replacements in individual units.
  • Maintain adequate stockroom inventory of regularly needed items.
  • Keep the technician's work area orderly and supplied with necessary tools and materials.
  • Inspect laundry rooms periodically and report washer or dryer service, repair, or replacement needs to management.
  • Assist the maintenance supervisor in compiling and maintaining current instruction manuals for major condominium machinery.
  • Develop and implement improvements that extend service life, reduce operating costs, or otherwise improve the condominium.
  • Walk the building floors regularly to identify cleaning or maintenance issues and report them to the supervisor.
