Requirements
  • Three to five years of related experience and/or an equivalent combination of experience in a trade such as electrical, plumbing, and painting or technical school.
  • A valid driver's license and insurance are required.
  • Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence and speak effectively before groups of customers or organizational employees.
  • Ability to perform basic arithmetic using whole numbers, common fractions, and decimals.
  • Ability to solve problems and deal with situations where limited standardization exists.
  • Ability to interpret written, oral, diagrammatic, or schedule-based instructions.
  • Ability to walk, stand, climb or balance, stoop, kneel, crouch, crawl, and use hands for handling tasks.
  • Ability to regularly lift or move 50-75 pounds and occasionally lift or move more than 100 pounds.
  • Ability to use a hand truck to move appliances.
  • Ability to obtain and supply the required maintenance tools within 60 days of employment.
Responsibilities
  • Maintain buildings through minor and routine painting, plumbing, janitorial work, routine appliance upkeep, and related maintenance activities.
  • Ensure repairs are handled in a timely and appropriate manner.
  • Initiate, perform, and oversee maintenance projects up to $300, obtaining Property Manager approval for projects over $300.
  • Work with the Community Manager on anticipated maintenance needs.
  • Pick up trash and keep breezeways, sidewalks, and grounds clear of clutter and debris.
  • Rake, shovel, prune, maintain landscaping, and repair fences or walls as needed.
  • Maintain sidewalks and parking lots, including painting lines, numbers, and stencils as needed.
  • Clean and turn over vacant apartments, completing the work needed to make them rent-ready within 5-10 days.
  • Schedule and conduct pre-move-out inspections, report findings, cost needed repairs, and provide residents with expected repair-cost estimates.
  • Check smoke detectors, change appliance filters, check air handlers, and perform other directed or required inspections.
  • Requisition supplies and purchase tools and equipment subject to supervisor approval.
  • Keep the storeroom and shop clean, safe, and organized.
  • Prepare and complete maintenance requests and work orders within 3-5 working days and update the Property Maintenance Log daily.
  • Perform regular preventive-maintenance inspections of all units.
  • Notify the Community Manager of safety-related issues and lease-agreement violations.
  • Respond promptly to after-hours calls and complete necessary repairs.
  • Travel for in-person classes and annual education conferences as required.
  • Travel between multiple sites and run errands as needed.
  • Perform other duties as assigned.
