Requirements
  • A High School Diploma.
  • A current driver's license.
  • Central Plant System experience.
  • EPA Section 608 Universal Certification.
  • At least 10 years of residential maintenance experience.
  • At least 8 years of building facilities operation experience in a luxury apartment.
  • At least 5 years of supervisory experience as a senior engineer, technician, or equivalent position in facilities management.
  • Building automation systems experience.
  • Proven experience providing excellent customer service.
  • Extensive knowledge of HVAC, electrical, and plumbing systems in multifamily housing and mid- to large-size facility operations.
  • Exposure to budgeting and basic accounting.
  • Understanding of elevator maintenance, fire sprinkler and alarm systems, and high-rise buildings.
  • Proficiency with computers and relevant computer programs.
  • General understanding and use of Microsoft Office, Microsoft Word, Excel, and Outlook.
  • Ability to work after hours as needed, including an on-call rotation.
  • Ability to establish strong working relationships with others in a team setting.
  • Ability to multitask and prioritize tasks with strong attention to detail in a fast-paced environment.
  • Ability to work independently with minimal supervision.
  • Ability to meet the physical demands of standing and walking for long periods; climbing stairs; balancing; stooping; kneeling; crouching; bending; stretching; twisting; reaching; pushing, pulling, or lifting up to 50 pounds; performing continuous repetitive motions; and working under variable temperature and noise conditions, indoors and outdoors, around fumes, hazards, dust, mites, chemicals, and biohazards.
Responsibilities
  • Provide Class A customer service by building rapport with residents and exceeding their needs whenever possible.
  • Manage assigned staff, including assigning work and providing supervision and direction as needed.
  • Ensure prompt and efficient service by maintenance team members.
  • Partner with the Property Manager to adhere to budgets, forecast budgets, and conduct financial reviews.
  • Develop multiyear capital project plans and manage the process of completing capital projects.
  • Oversee the condition and preventive maintenance programs of key asset systems, including HVAC systems, fire protection, sprinkler suppression, retail kitchen hood systems, plumbing and sewer mains, structural building plumbing, sump pumps, vertical transportation, electrical switchgear distribution, and natural gas generators and automatic transfer switch configuration and testing requirements.
  • Manage renovations and various aspects of new construction.
  • Participate in annual budget planning and provide input on vendor selection.
  • Perform regular site inspections to assess physical property condition, compliance, and overall administration.
  • Ensure apartment turnovers and work orders are completed in a timely fashion.
  • Oversee contractors working within the building.
  • Identify safety hazards within the building and implement remediation to ensure the building's staff and occupants work in a safe environment.
  • Ensure compliance with regulatory laws and guidelines related to operation of the building's infrastructure.
  • Maintain infrastructure and compliance documentation for the building, including up-to-date building drawings, single-line diagrams, and documentation required for regulatory compliance with federal, state, or local law.
  • Perform other duties as assigned.
Desired Qualifications
  • Master Electrician and Master Plumber credentials.
  • Experience with Yardi.
