Union Investment lands NYC lease.

Union Investment lands NYC lease. A personal-care brand is relocating its Manhattan headquarters. Personal-care brand Athena Club has leased 11,857 square feet of office space on the 44th floor of 140 Broadway in downtown Manhattan. CBRE represented Athena Club in the transaction. The company is relocating its headquarters from 915 Broadway. Owner Union Investment Real Estate recently completed a major capital improvement program at 140 Broadway, featuring a reimagined lobby and new tenant amenity center offering food and beverage venues and conferencing, lounge and multipurpose spaces. The building also has ready access to the Fulton Street transit hub. Athena Club has leased a pre-built spec suite, which gave the company a low-capex solution for its new headquarters. The 1.2 million-square-foot Class A building was completed in 1967 and currently has a vacancy of 2.9 percent, according to Yardi Matrix. A CBRE team of Alex Leopold and Connor DeSimone negotiated on behalf of Athena Club. Newmark represented Union Investment Real Estate GmbH, based in Hamburg, Germany. As of press time, CBRE had not responded to Commercial Property Executive's request for additional information. Athena Club's body care and grooming products, such as body mists, lotions, body washes, deodorants and razors, are sold at Target and Walmart locations nationwide. The company reportedly delivered triple-digit growth in 2025 and is projecting more than $100 million in sales for 2026. In a prepared statement, Athena Club's co-founders & co-CEOs, Charles Desmarais and Maria Desmarais, emphasized the value of a top-tier headquarters space for retaining the kind of team that can support the brand's growth. Broadway still exerts a certain pull. As 2026 began, the Manhattan office market hit a level of first-quarter office leasing not seen since 2011, according to a recent report from CBRE. That activity total was almost exactly 7 million square feet, compared with a five-year quarterly average of 6.1 million. Borough-wide vacancy fell to 12.4 percent. In the downtown submarket, year-to-date office leasing was 910,000 square feet, yielding a vacancy of 16.4 percent and reflecting a modest amount of net negative absorption, about 50,000 square feet. Just days ago, flex office provider Convene Hospitality Group announced the opening of its 16th New York location, at Empire State Realty Trust's 555 Broadway, in SoHo. The meeting and event space encompasses 32,000 square feet across the building's entire second floor.
